I have been hanging around AR for more than a decade....in and out...active and in the background...usually somewhere i between.

nebraska farm broker: Clearing Out the "Following" Section of my Active Rain - 08/10/23 01:21 PM
I was looking at the folks who I was following here on Active Rain and a name came up that made zero sense to me.  I could not place the person and/or why I was following their AR account. My mind was puzzled...and needed to be FREE!
Of course...because I am the curious kind of guy who wants to know more...I started looking at all of those I was following. 
Now, I did not have a tremendous number of who I was following but that number is now down to less than 30.

So big deal right?  I sold 10 Duplex Buildings in Kearney, NE.  Whoopee!!
If you have been in the real estate sales business a while you will hit on this kind of deal.  So why brag about it?
Back story first:  I am fortunate to have some very loyal clients. Some are Super clients...the ones that do many deals and keep you in the loop!!
(not to say I have not had bad clients who left me out in the desert of real estate...thirsting for the water that I had earned...ie: commission!)

Challenges...that is what life is about...overcoming obstacles.
Years ago, I asked my Dad what his favorite beer was. He said "Cold".  
He said it firmly and quickly. 
Dad went on to say that when you go to someone's house your favorite beer at that time is what is being offered...as long as it is Cold.
Don’t like that brand being offered…do not complain…as it is the hospitality and friendship…not the taste of the beer that is important.
Over the past 10 months all of us have been challenged in ways we never expected a year ago in life and work.

We all do it. Most of us will admit to doing it. Some will deny it.
The bottom line is this: Texting is a fantastic tool for communication and can easily be abused.
I will confirm here that I have violated some etiquette rules when texting.

Fall un-officially will give way to late fall later today in Central Nebraska. The cold front is knocking on the door like the wolf was at the 3 Little Pigs neck of the woods!
Sure we will still have many days with 70+ degree weather...but after the next few days...that will be without a garden or many of the warm season plants!
I love fall...my favorite time of year...even this year.  In my neck of the woods it has been bone dry since June...very unusual.   That dryness had given a bright yellow to many of the trees but those beautiful leaves will all … (6 comments)

IT IS HARVEST TIME in Nebraska....and what a great time of year!!
This year the prices are up a little...not where they need to be but high enough the farmer will be back
next year!!
     
However...this post is not about the crops and profits...but safety and loss.
This post is for anyone who will be driving on the roads anywhere harvest is taking place.
 
Allow yourself a few extra minutes for the trucks and equipment that will be on the road for the next 6 to 8 weeks.  Get there alive and in one piece...not in an ambulance or hearse!!

nebraska farm broker: Facebook was Hacked and My Page is In Jail for Who Knows How Long LOL! - 08/09/20 09:48 AM
Day 4 of almost Zero Facebook. 
Day 1, I was on the road when the attack happened.
Got notice from my son and nephew within 30 seconds of each other saying I had been hacked.
I was on a highway traveling 75 MPH to a meeting.  Within 5 minutes, my page was down.
Why is this a big deal?  A large amount of my business is from Facebook. I advertise a lot on FB.
How I see what is going on with many family members, friends, clients...and competitiors is through Facebook.

A while back during one of my Coffee Club Blogs...I mentioned my 95 year old WWII Vet who was selling his farm.
It has Sold and Closed!! $4,900/acre on 231.49 acres.  You can do the math.  Happy Veteran and he and his wife deserved every penny.  They had worked for 48 years together making that a nice farm. (2nd marriage 48 years ago)
Normally...this would be a short blog about another successful Sale and Closing...but not this time...this Sale is special.

You all predicted that it would not last long on the market. 
 
I put the sign in the yard on the 24th and finalized the Purchase Agreement on the 29th... Not bad considering I was at a family wedding out of town on the 25th, 26th, and 27th!!
Got home late on the 27th...showed it to a sign call on the 28th and wrote the offer on the 28th and Seller signed it on the 29th before 9 AM over a cup of coffee!!

Business Plans...Not my favorite topic because I am not very good at them...either writing one and/or then sticking to it! It seems like life and work get in the way...hmmm. 
However this year is going to be different.  I am going to stick to the plan that I develop come hell or high water...and where I live....the first choice is more likely unless the pipes break in the basement!!
I am going to figure out how to get to the top of the rock (metaphorically speaking)!
I am hauling out an old Business Plan from 2009....yep 10 years ago... and updating it for 2019.

I got this message today on Active Rain...instead of the regular front page  of the website:
"This website is under heavy load""We're sorry, too many people are accessing this website at the same time. We're working on this problem. Please try again later."
 
Is it ever a good thing or a bad thing when this happens? 
On a positive note...the site has heavy traffic and I look at that as more opportunities to read blogs and articles and comments that I can learn from.

Here are a few of the stories and ways that we try to help. Each is as important to us as the next.
Last Thursday night my wife, Robyn, and I were shopping downtown at the annual Christmas on the Bricks in our town of Kearney.  Downtown on the Bricks has a lot of cool smaller stores.

Has it happened more than once? Did it hurt when you found out?
Did You Ask? For their business, I mean. Before...recently...over and over...last month...last year...or Never?
I know dang well what the answer is...why not come clean and admit it?
How were they to know if you didn't ask?
In person...face to face...in advertising...at lunch or coffee...at the ballgame or church or the grocery store.
You did ask?  Did you answer all of their questions and then ask some more?
