Tax sales.....Lots can go wrong....
During July 2010 I was contacted by an investor... His request was that I go by homes up for the Ada County tax sale and give him an approximate value.  I investigated 5 or 6 houses.  I also studied tax sales... They are not quite foreclosures.  In Ada county you register via an Internet site.  Then you start bidding... Ada county takes the highest bid and gives you a sheriffs deed.  This title is not insurable right away.  That makes it very hard to flip.  That is the first tax sale horror!  It seems that if … (4 comments)

I was speaking to my plumbers wife to schedule repairs.  He had been sick last summer and had a pacemaker put in.  The workup and the procedure cost about $100,000.  Like many small business owners they felt they could not afford health insurance.... Probably they couldn't or maybe they just figured they wouldn't get sick before they were eligible for medicare......

Today I am going to a listing appointment where I expect will end up being a short sale.  This has prompted me to write a short guide to short sale listing.
A customer calls you and either they know they owe more than their home is worth or you find out when you perform your market analysis.  You are in Short Sale land..... Only do this if you are willing to see it through and can handle frustrating  negotiations with the lender.
Now you need to ask your client some questions:

Short sales are a very interesting aspect of our business.   I would try but be prepared to wait for the bank.  It might take extra time to close the deal.  I wouldn't be afraid unless your buyers are in a tearing hurry.  Short sales are a way to get a property for a little less then market value.   I've been involved in a few.  Ask the listing agent

Yesterday (Monday) was a particularly aggravating day that turned out all right in the end.  The first problem not real estate related was the fact that roads were icy and it took forever to do my morning errands.  I didn't arrive at my office until 10:30 am.  Yuck!!!  Then I started to catch up with stuff.  I scheduled a closing for one of my listings.  The loan officer assured me that the paperwork couldn't get to Boise until Wed. morning.  He also took 8 days to give me a commitment letter (putting us out of contract) .  This is one loan … (0 comments)

Wow I am on my way to Caldwell to get the paperwork to take the sister of title (brother gave her a promissory note for $10K).  The funny thing is it took longest to get the sister off title.  She delayed 2 months even though that should have been easiest.  Everyone else did exactly what they said they would do and did it when they said they would.   The brother never did give me the sisters telephone number.  I still wonder why the sister had the promissory note.  We should close on the deal by January 30.  I just hope … (4 comments)
