With the withdrawal of U.S, Military personnel happening more veterans will be entering the home buying market. Many times VA loans are not given due consideration because of VA-required contingencies. When we act as Seller Agents we really need to discuss the possibility of VA loans with our clients. VA loans are guaranteed by the United States government, are advantageous for veterans and their families BUT it seems many veterans making offers & utilizing the VA Home Loan are encountering resistance from sellers and maybe even seller agents.

Interest rates have hit a low for the 13th time this year! With prices escalating the interest rates have been very friendly to the buying & selling public.
Buyers, this is a great time to get prequalified/approved for a mortgage and begin your search.
Sellers, this is a great time to ready your house and place it on the active market. 
Inventory is low, but, one of the reasons for this is houses being placed in the active market are getting scooped up. So be prepared to submit your highest and best offer and avoid the games some play.

Have you found yourself sitting on the hedge wondering whether you should put your home up for sale in the active market? You're not in that boat by yourself, by any means at all. With all that's happened this year, it's not surprising that folks are hesitating.

Coffee has become an integral part of life around the world. People socialize over it, do business over it, wake up to it and on, and on. Now, we all know there's good coffee and bad coffee.

Some say there is. It feels like there is. New construction is way down and Millenials are entering the market place in larger numbers. Demand is high and the markets are hot.
There are always buyers in the market BUT lately, there have been few homes in inventory. YET, sometimes looks can be deceiving. Let me explain. Our town and the 4 towns that border us currently have a combined 31 residential listings, including condos. However, year over year there have been 456 closed transactions in those same 5 communities!

Inventory is still low. It seems to have increased slightly over the Spring months. In our area, homes up to $450K are selling quickly while higher-end homes are lagging with higher Days on Market and price adjustments. It is my opinion, just because you can make the mortgage payment doesn't mean you can afford the home. Prices are rising and right around the immediate Boston area things are price ridiculous. Will there be a correction? That remains to be seen.

 As I stated yesterday a report came out that indicated a 64 consecutive month increase in Real Estate prices and around 24 consecutive months of shrinking inventory. 
For a seller, it is hard to know what to do, unless you've been transferred. The time to list your home is always now, IMHO, because there are always buyers looking. So, by delaying and watching prices consistently trending upwards more and more people are priced out of the market. 
NOW is the time to list your home if you are a serious seller and not someone who is testing the waters.

...to put your home on the market! Many sellers hold off placing their homes on the market during the winter months. They have a false impression that they have to wait for the "Spring Market" before their home will sell. 
Savvy sellers realize by listing their homes in February they will be the ones closing in March, April & May. Inventories are still very low and there is more buyer demand than there are homes to buy.
Sellers also realize they will have less competition if they list their properties in February thus beating most sellers to the marketplace.
