homes west toronto: Interest Rates increase in 2012 Really? - 03/20/12 10:50 AM
We are expecting a significant mortgage rate increase in the next week. It is extremely important that you act on this now!
Spreads on our bond yields which we use to set interest rates for all lenders are under water now.Today the largest courier company Ups purchased a large courier company in Denmark, to make it the largest company in North America
When we see the logistics companies and courier companies grow as in in this example that is a tell tale sign that the economy is improving.

homes west toronto: Is the SELLER scoring the best deal? - 02/20/12 03:24 PM
The lack of homes for sale continues into the 2012 spring real estate market in Toronto. Older homes do present a challenge when you want the property but may be forced by competition to waive your Home Inspection Condition. My personal advice is to endure a few sales and bidding cycles; have a home inspector standing by who can assist in a walk through. With any older home they can only report on what can be seen. They are not permitted to open any walls or drill any holes. That is why thermal imaging is so vital. A simple 20-item home … (0 comments)

Just got off the phone with a Landlord handling a dispute between his tenant and the adjacent neighbour over cars parked in a Right of Way (shared Mutual Driveway)  Tenant parks to drop off kids and groceries, neighbour has a tantrum about cars in the driveway.  This is escalating to LAWYER letter writing and the Neighbourhood Community Liaison Officer (Police), a call out of illegal building permits and pet tags. Why can't people just get along?Do you have a tenant from Hell story to share?I'm in Toronto  Reach out and say Hello

homes west toronto: Will Lending Restrictions Save us from Housing Bubble in Toronto? - 01/24/12 10:31 PM
New and updated Mortgage Qualification tools may have some buyers pushed out of the Toronto condo and housing market regardless of the interest rates. You could be affected if you are;
  a) Self employed b) Condo Purchasers need to include 100% of Maintenence Fee.     Stated-income products have become very popular during this housing boom, allowing more banks to get involved in loaning to the selfemployed.
"These are individuals that are self-employed, have great credit and won't be able to validate their ability to pay if they are not showing their income on their notice of assessment," said one … (0 comments)

homes west toronto: You need to Pay attention to the Detales - 09/10/11 07:23 PM

What ever one does should be done thoroughly
Origin The idiom "the devil is in the details" derives from the earlier phrase, "God is in the detail;" expressing the idea that whatever one does should be done thoroughly; i.e. details are important.[1] This original idiom has been attributed to a number of different individuals, most notably to German-born architectLudwig Mies van der Rohe (1886–1969) by The New York Times in Mies' 1969 obituary, however it is generally accepted to not have originated with him. The expression also appears to have been a favorite of German art historian Aby Warburg(1866–1929), though Warburg's biographer, E.M. Gombrich, … (4 comments)

homes west toronto: What motivates your move NOW? - 08/12/11 02:23 PM
What is actually driving you to make a decision right now to downsize? 1. Do you WANT to move, or do you feel you HAVE to move? When a senior contacts me about making a move, there are only 2 broad reasons that they are considering a move: they WANT to move to be closer to family, shopping, or to down- size, etc. The other reason is because they feel they HAVE to move due to health, financial, or other reasons. Discovering the real reason for your anticipated move will allow me to help you the best I can. 2. If … (0 comments)

homes west toronto: Is Your Dream of Home Ownership Dying? - 07/05/11 10:37 AM
Remember when your Dad said "Always buy Real Estate! It never goes down"
Well,  This is the second generation in North American that is observing the endless slide of their equity from their homes and potentially retirement funds.  I know that in Canada, from the statistics that I have read, most people of retirement age have no addition income nest eggs other than their primary residence. So what changed?   What changed the dynamic about buying a house and living debt free in North America?  Have our houses become chequing accounts for revolving Home Equity Lines of Credit [HELOC]? This … (4 comments)

homes west toronto: How to handle a Multiple Offer - 06/29/11 09:38 PM
This is an interesting topic from Mark Weisleder on Bidding up offers and multiple offer protocol. Simply put the ethics and logistics of how and why one offer is selected over another.
http://www.moneyville.ca/article/1013066--caught-in-a-bidding-war-know-the-rules Most sellers will instruct their agent to tell this anxious buyer to wait until the proper time period. However, if the seller wants to consider the offer, their agent will then change the information on the MLS listing immediately to notify every other agent that the rules have changed, and that offers can be submitted that evening. The agent will also likely call every other agent who … (2 comments)

TD’s Customer Retention Strategy - Collateral Mortgages
Last year TD Canada Trust announced they will be registering all of their mortgages as collateral mortgages. What does this mean for the consumer?
TD has instituted some very popular banking changes in the last few years....extended banking hours and opening branches on weekends to name a few. With the announcement of registering all of their mortgages as a collateral mortgage they were trumpeting it in the media as a major win for consumers....but is it really?First let’s talk about what makes a collateral mortgage unique.
Unlike a traditional mortgage a collateral loan is … (2 comments)

homes west toronto: How you can dominate on Google - 05/21/11 02:16 PM
Sure it is possible;  You need to make a plan, decide what you want then work on it.

homes west toronto: Of course you have the right to sell it yourself - 05/02/11 01:19 PM
The Competition Bureau is again being dragged into the fray between Brokers and their "right" to post mere listings Nationally. Although I am licensed only in Ontario, I should have the right to (MERE) list your house in BC. UMM because.... [MERE listing? I am just putting it online for you since anyone can fill out a form. I don't represent you, open any doors, make any promises, I just load your listing to MLS.ca] At the centre of the fight is a deceptively complex question – are flat-fee agents trading in real estate, or simply posting a listing to an … (2 comments)

homes west toronto: Embracing your Opportunity in Toronto - 04/26/11 01:41 PM
I realized almost a decade ago that computerization in the Real Estate industry would always be cutting edge since we are perceived as market and marketing specialists. I found this post from Seth Godin that speaks to the need to find our own Value Proposition in our marketplace and that we really need to really shine. The opportunity is hereAt the same time that our economic engines are faltering, something else is happening. Like all revolutions, it happens in fits and starts, without perfection, but it's clearly happening.
The mass market is being replaced by multiple micro markets and the long tail … (0 comments)
