homes west toronto: Run to Show anyone? Or Qualify the Prospect? - 04/30/14 11:57 PM
As soon as they phone on your listing, do you run to show the property?  Do you ask any qualifying questions?   Can you afford it?  Have you been qualified by a Lender.  When do you need to move.
Are you under contract [Buyer's Agency Agreement] with another Broker?

Hi there can you show me that listing by the water?
No Problem,  Are you working with an agent?
Yes I am. She is in Toronto but she's unavailable right now.
Are you going to have her show you the property?
Can't you just show me and I can talk … (0 comments)

  David Pylyp is your best friend;
when you need pictures for that insurance claim when you are unsure if its a Landlord or Tenant Problem. when a condo corporation raises your Maintenance Fees. when your tenant won't MOVE. when your house won't SELL. when you don't want to live together anymore. when you want Value in your purchase. You don't have to like me...  but do you need me.

homes west toronto: The answers may be obvious - The Solutions not so simple - 12/08/13 09:35 AM

I agree that the internet has made it easier for buyers to find homes they “want” online this is where my leniency ends. Online property search is simply an entry point into the discovery process and in no way guarantees a home search will take less time than working with a buyer who had no internet access at all. Some buy quickly, others take 4 - 6 months to look at dozens of Homes.

You want your home sold.
You want Buyers to see the value of your home. You negotiate aggressively for the best commission deal.

Buyers want Pictures, Video, Floorplans and details. Here is a SAMPLE ad of mine from earlier in 2013 for a condo at Humber Bay Shore, Toronto, ON.

homes west toronto: Why is home Ownership important? - 10/09/13 08:50 AM
Why should having your own home be important to you?
It's where you will be raising a family; having your own place where you decorate the nursery to suit your taste, host the family annual BBQ's in your yard.
Its the door casing in the kitchen that marks everyone's height on their birthday.
Its the house that facilitates borrowing for that future wedding, provides for the bride on the staircase photo opportunity, pays the university tuition, plan for your retirement, borrow for an annuity or investment property.

homes west toronto: WE all want a Home Run with each Pitch - 08/01/13 10:35 AM
We all want those plum commissions for sales of $700k to 800 thousand dollars. While out door knocking, I happened upon a nice fellow who did want to sell his Etobicoke townhouse.

I had the grande tour; made some housekeeping and staging suggestions and prepared for the big question.

How much is your commission rate?

I responded with a variety of options to select what might be suitable; The Plus, Premium and Prestige Commission Programs.  Was there another property involved? Was there a purchase on the other side? Was there another "end" somewhere to soften the commission concession.

Dear Seller;
I am sorry your agent is not doing a good job....  I cannot interfere.  No, I cannot call them and explain your position.  You tell them what you want corrected.
14 days later:
I am sorry   I cannot get involved in an offer that you feel is too low. You already accepted it?  Why did you accept the offer if you feel its low?   They forced you?   Uhhuh ...

homes west toronto: Why are you seeking Rent to Own? - 02/13/13 02:45 AM

Was it presented to you as a good deal?

This Rent to Own program that gains favour from time to time.  I ranted about this extensively during the 2008 Credit Crisis when all the North American markets CLENCHED shut for about 6 months into January of 2009 when [Obama] the AMERICAN GOVERNMENT released the Bail out Money. People  will try to take advantage of others misfortune.
