Do I look Like your personal ATM?
Real Estate Agents and Brokers are in the business of real estate, selling homes.  I maintain an office in Grand Rapids Michigan under the name Flexit Realty®.  The name was created from “Flexible Real Estate Solutions” but that isn’t why I look like an ATM.
From time to time we all hear from potential clients the reasons why they can’t buy.  We hear why they will have trouble paying the rent.  We even hear why they are moving.  Most of the time you have to feel for the economic situation that has caused them … (8 comments)

“Step #4  Marketing Methods to expose your home to the maximum number of buyers".
Many home sellers and agents think, a home for sale listing is completed when the photos are taken and the home has it’s description written and recorded on the local real estate agents MLS (Multiple Listing Service) and the real estate companies website.  This is far from the end, this is the beginning of the marketing campaign to promote a home for sale!
Real Estate Agents let the MLS spread the word of your home being listed for sale, for them.  … (5 comments)

home selling: Home Sales Drop or Did They? - 01/26/12 10:13 AM
It has been reported that foreclosed home sales have dropped by 3.5% in December 2011, according to Bloomberg.  This was after posting a home sales gain in November 2011.
The Foreclosure sales numbers, we knew were going to drop because of the pending litigation against banks for processing foreclosures wrong.  The sales slump showed up and everyone was shouting we have turned the corner on the foreclosure market.  Not so, just a blimp in the processing cycle because of litigation.
President Obama may have a refinance program offered up, that has yet to pass congress or even be written as a … (2 comments)

home selling: Google Makes another Change in Your Site Ratings - 01/21/12 04:33 AM
Sometimes people use the word ratings and Page Rank interchangeably.  Ratings are more about readership and content approval based on age, gender or preference.  Page Rank was developed by Larry Page and pertains to how Google views your site based on a secret checklist of items Google feels important to their users experience.
The new change is all about user experience and less about the website.  Ever see a telephone pole on a corner with ads and posters stapled, nailed or glued to it?  We some website have little content but offer a host of ads selling unrelated products in banner … (7 comments)

Commandment #1 Do NOT Target Clients with Information they Don't Want!

New books are published each year about how to market or sell homes.  How to get more listings.  Free home buyer leads.  Free seller leads of people ready to list their home for sale.  Free websites that will convert every person that comes to your website.  Yup we know the hype.  Most of it is just marketing to separate you from … (3 comments)

home selling: If I sell on a Land Contract will my Bank Know? - 12/11/11 11:59 PM

It has nothing to do with being a For Sale By Owner or using a Real Estate agent.  If you sell using the land contract method your still have a sale agreement between to parties.  What changes ownership is the transfer of property from one person to … (6 comments)
