Since I have been in this glorious business for nearly 36 years, I have decided that I would like to become a mentor for the new agents that are coming into the office.
I have been to all of the classes and I have taken the refresher courses over and over again...(Sweathogs, Smart, DeLuca, Buffini etc..) and I love the learning of the ideas and processes that the Professionals think we should all know in order to be successful.
There are great points with all of these programs, but common sense is vital also along with some basic knowledge.

I just listed a house that is now a part of an estate. There was food left in the cabinets that is unopened and bought recently. Canned veggies and fruits, oil, sugar, spices, spaghetti noodles, jars of Spaghetti Sauce(unopened).. The executrix of the estate wants me to clean it out.
Do you think it is alright to give it to a food pantry, or church or salvation army to distribute to other that may be hungry.
I hate to just throw it away.
What would you do?

It is rainy today and I know that is good for our area. WE are in much need of rain.

Thank YOU to all of my Dear Friends that gave us solace in a time of pain with the disappearance of
Macayla and River.
They were found safely in Cincinatti, Ohio at the home of River's Grandmother and she alerted the Police and the Family.
They are on their way back home. One just does not understand what was going through the minds of these young folks. I am sure that there is going to be a lot of soul searching, in order to get to the root of the apparent problem.
Keep Macayla and River in your prayers..

Is it worth it to do the BPO's and REO's now.
I would like for someone to share with me, how to hook up with the lenders that will work with me on
foreclosures and short sales.
Seems like some agents get all of that business and I want to learn how to break into that market.
I will be taking the short sale course soon and want to be successful in the depressed market along
the North Carolina coast...

A great day today.
I had a listing appointment yesterday morning and another one yesteday afternoon. Took one for sure and think that I will get the next one in a day or so.. And guess what! Got another one this afternoon and another one on Thursday.
Seems like our sellers are wanted to do the right thing and price their property as it should be priced.

Today we had rain again. Luckily we planted our seeds this past weekend and then the rain came. We had laid the garden out for the butter beans, sweet potatoes, squash, tomatoes, and cucumbers. Then as an added bonus, Jimmy put in giant sunflowers to brighten the garden.
We will enjoy fresh cucumbers and tomatoes from the Fall planting.. for the Labor Day..
It is anticipated that we may get some rain from a tropical depression....may be named later on this week..

This past weekend I stopped in a local General Store in Garfield Bay Idaho. It was early morning with no one but me shopping. I made a purchase to serve as my breakfast and headed outside. Does it matter what the seller paid for their property?
One of the biggest things that we are faced with still in our area, is the dreams of what was going on in 2004 and 2005. That day is gone.
What we have to do as a Realtor and as a professional is to educate our buyers as to TODAY'S Market. We all sold properties in 2005 that we are having to sell for half of what they sold during the HayDAys!
When I have a seller to call me and say that they bought in 2005 and HAVE to SELL right a way..I just cringe.

WE have folks that come to our area to learn that we live within 10 miles of a Nuclear Plant, which supplies Power to much of the county and other surrounding counties in the area.
We feel compelled to let folks know that right off the bat. Some freak out and other say, "If I gotta go, This is the way I choose"...Quick
It is a fact that we are close to the plant but I never think about it. I have lived here for 35 years and we are still happy and still in one of "North Carolina's Best Kept Secrets"..

One of the things that I do as a Volunteer, is to make afgans for the folks in the Dosher Nursing Center in Southport. I have such a feeling of accomplishment when I finish an afgan and am able to take it to a perfect stranger in our Nursing Center.
I spend approximatly 40 hours Crocheting these afgans and usually spend a few hours an evening making them. I try to take at least 2 afgans to the center each month.

It is so much fun to see our points grow...from the beginning to what we have now.
You can learn so much from your active rain associates. Many have really neat information that can give you a link or idea that you can then explore. Southport - Oak Island, North Carolina
Living on the SouthEast Coast of North Carolina, we have seasonal real estate in our area.
Mainly the majority of our business is done in the Spring, Summer and Fall. Not much happens from Thanksgiving to Memorial Day.
WE have wonderful Falls with lots of fishing and boating for all to enjoy..
We have wonderful beaches in the Summer for the "Sun Worshipers" to enjoy and also the "Shellers" who enjoy picking up beautiful sea Shells for collections for artworks or crafts.
Also in the Fall...we enjoy the abundance of our fruit trees and grape vines. WE "PUT UP"

This is what we start with. Handpicked grapes from the yard. I boiled them down till we could squeeze them. We had about 11 cups of juice.
Recipe calls fore 5 cups of juice and 7 cups of sugar and a pat of butter. cook after it boils for 2 minutes. Pour in sterilized jars and seal ...
Then wait for the pop..
This is what it looks like before we squeeze the grapes..
This is the end product.
WE finally ended up with 10 jars of wonderful jars of Muscadine Jelly for friends and family.
So tickled to be thru.

I have just sent an email out to my listing because we have the Fall Tab that will be printed in the next 3 weeks.
This Tab has a shelf life of about 3 months and will be in the resturants, grocery stores, novely stores etc. So we get right much Bang for our Bucks on this one.
I have learned through past experience, these 2 truths.
1. If you have a property listed for sale and you have showings but NO offers, the your property is 5% over priced!

As a young person, our family would watch TV on Saturday and Sunday evenings....Mama would pop ..popcorn and we would sit around and watch the Ed Sullivan Show. We would see the new performers enter into the entertainment arena.
I remember seeing Stevie Wonder doing the finger poppin thing and also the Jackson 5. Elvis with his gyrating hips..and of course the BEATLES!
Shirley Temple was my favorite. I would watch "The Good Ship Lolipop" and dance along with her. Then there was that "Masked Man on the White horse"....and then the Ape Man that swung from the vines...

Today is a wonderful Saturday and Jimmy and I are taking off to spend time with our Grandchildren. WE usually work 24/7 and we think we need a break.
First thing we had to do was to go to Walmart and buy the School Supplies and other items needed for the start of the School Year. (Must say we dropped a bundle for 3 of them) Lots of fun to say "if you need it , get it"..)
Lunch in...and then to the beach. AFter the beach, we will come back to house and rest for a bit and then off to Putt-putt!
