SATURDAY PHOTO Here is a simple picture of two locks on a front door. So what? Well, I have signed up to do Broker Price Opinions throughout Phoenix, Arizona and Beyond. I came across this one on Friday. I was told by the Realtor that there is the MLS box and Contractor box with keys inside. So, I arrive at the scene. I find out that the locksmith changed the top lock but not the bottom lock. Come on People just do your job. Well, I had to wait another day for locksmith to come out to fix the problem.

SATURDAY PHOTO I was out doing BPOs today when I came across this home. It seems the previous owners left in a hurry. This is a picture of the family room with garbage everywhere. However, it was cosmetic repairs on the inside of the home. All it needs is carpet, paint and a good clean up. This home is back on the market. SUNDAY PHOTO I was doing my normal Arizona Trustee Sale activities in the morning. I came across this beauty near Indian School and 11th Street. Yes, this home was vacant located in a nice cul de sac. There were two other homes in this condition. It seems the past owners had a dog and left behind the food. There was cockroach droppings all over the floor. I have witnessed squatters living in the vacant homes some mornings. Again, you never know what you will see when hunting for real estate treasure. However, these educational courses do not provide the application part for real estate investors to be successful. Many of the teachers do not Phoenix Fix and Flip A House themselves. They only teach the course in theory. I always respected the college professors that had a real life experience that they could share with us in the classroom.
