Century City continues to be a popular neighborhood for those seeking full service buildings, with amenities and plenty of outdoor space. As with many other neighborhoods, inventory is low, but let’s see what happened in October as far as sales and new listings:

The Century City condos market is definitely improving. Sales are up over the same period last year and the first quarter of 2012. The median price is mostly steady or up slightly and except for The Century and Century Hill, the buildings are in a sellers’ market. How is the Century City condo market faring? Let’s see how the 1st Qtr of 2012 compares with the same period in 2011.
Number sold: 22, a 29.41% increase over the same period last year.
Median Price: $738,700, a 26.27% increase over the same period last year.
There are 76 active listings and with an average sale of 7.33 per month over the past 3 months the absorption rate is 10.37. This means it will take that long to sell the existing inventory based on the previous average.

The Century at Century City is the ultimate in luxury living.
I had the pleasure of a private tour of this building on Thursday and all I can say is the wow factor reigns supreme.
By the time I had arrived through the guard gate to the concierge desk four people had greeted me by name, and I was immediately offered a bottle of water while I waited for the tour.

There are two new listings at Century Hill in Century City.
One is a 3 bed 3.5 bath, 3,134 sq. ft. unit for $1,895,000. HOA fees are $1,565.89. The second is a 2 bed 2.5 bath, 1,994 sq. ft unit for $1,250. HOA fees are $993.63. The latter was sold in May 2010 for $800,000.
One unit has sold in Century Hill for $1,137,500. There is one unit under contract and 16 for sale.

It is a 2 bed 2.5 bath 1,674 sq. ft. unit for $699,000. HOA dues are $815 a month. The unit comes with a tenant through October 2011. If you are willing to wait for one year or looking for an investment, this might not be a bad proposition. The rent being paid on this has not been disclosed, but it is anywhere in the region f $3,500 per month give or take.
