The Phoenix, AZ real estate market rebounded a bit to close out 2016.  The number of homes sold in December was up 9% over November, and up 7% from last year. The year over year price increase continues to move in the right direction, although at a little less steep trajectory,  up 5% over December 2015. The Anthem real estate market threw a bit of coal in the stocking during December. Home sales were down 8% versus November 2016, up 8% over December 2015.  And the "burn rate", or the time it would take to sell the current inventory on the market at today's sale pace, continues to increase and now stands at 3.18 month’s supply, continuing it's trend in to a buyer's market. The price per square foot jumped 6% versus November 2016, and was up 4% year over year, however this is more of a symptom of smaller homes selling than the actual price per square foot increasing. … (0 comments)

The Anthem Parkside real estate market continued to flatten in November. The total number of homes sold in the The Parkside declined by 18% from October, but up 11% better than November 2015.  The average sale price was up 5% from October but remained pretty much the same year over year.  The 12 month moving average increased by was the same as October and up 6% from last year.  The price per square foot decreased by 6% from October but remained flat year over year. The Anthem Country Club real estate market slowed down a bit in November. The total number of homes sold in the Country Club fell to 19, up 19% over November 2015.  The average sale price increased dramatically from October but was 2% less than November 2015.  The 12 month moving average was flat month to mont and is down 3% from last year,  continuing the trend from the last few months.  The price per square foot increased by 5% over October and was up 6% year over year.  One of the bright notes is that the days on market dropped greatly, now standing at 81 … (2 comments)

November continued to show a leveling off in the Scottsdale real estate market.  Sales activity was down again, 3% from October, and the average sale price of those homes actually decreased by 1%.  Year over year home sales were up 22%, but the year over year sales price November 2016 vs. November 2015 was flat. Home sales were down 16% versus October 2016, up 20% over November 2015.  In addtion. the inventory of homes on the market is at 3.06 month’s supply, continue to move in to a buyer's market. The 2016 AZ Merit scores increased for all Anthem area schools compared to 2015. The AZ Merit (Arizona's Measurement of Educational Readiness to Inform Teaching) is given each spring to students in grades 3-12 and is designed to measure students aptitudes in math and language arts.  The scores for Anthem schools and the overall change from 2015 are listed below:

October stayed consistent with the overall market slow down in the Serenity Villas real estate market. The total number of homes sold remained the same as September, and is down by 67% from Oct. 2015 in The Villas.  The days on market for those homes that sold decreased dramatically from September but up 14% over last year.  There's one home on the market in The Villas at this time and the 12 month moving average price, $151,768 continues to edge up, 4% versus 2015, but is leveling off.
