Accessory Dwelling Units Are Not A
Back It Up and Plug It In procedure

Accessory Dwelling Units Are Not A Back It Up and Plug It In Procedure. Inexpensive? Fast? Easy? In a word, NO! Adding a 500sf BACKYARD HOME to your property can be
every bit as complicated, time consuming and costly, relatively speaking, as building a 5000sf home.

Smaller is not always cheaper in construction. Contractors, as in almost any business, have to deal with economies of scale.

How much time will it take a contractor to wallow through the permit process for a 500sf ADU? Probably just about as long … (12 comments)

Granny Flats:
City of San Diego Votes To Waive Fees

The City of San Diego is certainly not trying to throw Granny over a cliff. Truth be known the City is doing everything it can to help place Granny in her own Backyard Home.

San Diego is the first City in the County to officially waive environmental and developmental impact fees along with other front-loaded permit costs which are more in line with what you would expect to pay for the development of an entirely custom site built single family detached home.

These monumental front loaded fees could be as high as $20-40 thousand dollars before even sticking a … (2 comments)

I have recently been posting about the somewhat controversial and often  confusing Senate Bill 1069; The California State Mandate that went into effect on January 1, 2017.

SB 1069 is a new LAW, or in most instances the re-definition of ACCESSORY DWELLING UNITS (ADU's) aka GRANNY FLATS, GARAGE APARTMENTS and/or  GARAGE CONVERSIONS, CASITAS, 2ND UNITS, etc.

I'm trying to find a formula that can calculate the viability of adding Accessory Dwelling Unis, i.e. room additions, granny flats, garage apartments, etc. to a property that meets the zoning, building codes, neighborhood HOA, POA, CC&R's, etc.

Since I began posting about
"TINY Houses" I've showed
several photos of how they look
from the outside with lots of nice
elevations, 3 dimensional graphics,
landscape etc.

However, after receiving
several inquiries from folks about
what's in them and how they're laid out on the inside. So I thought I'd cut to the chase and show you a typical floor plan for an average 750 to 800sf "GRANNY FLAT".

Here's a fairly generic plan (birds eye) of a 20x40 800sf

Park Model Doll House. Maximize
The Cubic Foot vs The Square Foot

If you've been following my previous posts on "Tiny Houses" by now you no doubt know what a "PARK MODEL" is. I caution you to first and foremost thoroughly research your local building jurisdiction's zoning regulations before you go down this road or more importantly make a buying decision.

Are you are looking at or perhaps already in a tiny Mobile or Manufactured Home Park Community with a long term lease or residency policy and permission from the property management to install and add on? Or do you … (6 comments)

Another Example of Utilizing
The Cubic Foot vs The Square Foot

In my previous post on this subject we discussed downsizing into a more modest lifestyle utilizing the CUBIC FOOT vs the SQUARE FOOT with tiny Park Model homes.

This is another example of just how creative and beautiful these little abodes can be and how roomy, airy and open you can make them.

The opportunities with these tiny homes is infinite. However, do be careful before placing one in your back yard as they are not permitted for permanent placement in most jurisdictions in the San … (2 comments)

Granny Flats, Accessory Dweling units aka ADU's, even "ELDER COTTAGES"
This is an excerpt from an article from http://www.eldercottages.com/contact.php. As a Factory Built proponent, real estate broker, manufactured home dealer, general & manufactured home contractor, developer and real estate investor I am personally experiencing the birth of a budding cottage industry unfold right before my very eyes.

With 10 thousand Baby Boomers turning 65 years of age everyday for the next 20 years totalling somewhere between 75 and 80 million by 2025 it is not hard to see the potential for this cottage (pun intended) soon to be major growth … (2 comments)
