fort lauderdale: So, how does Fort Lauderdale rank according to Trulia? - 06/19/11 03:31 PM
So, how does Fort Lauderdale rank according to Trulia?  Fort Lauderdale , Florida is on of the most wanted area for International buyers.  Why, because of the beaches, the close location to Miami and Palm Beach.
Fort Lauderdale has a lot to offer.  The Swimming Hall of Fame, Butterfly world, lots of wonderful restaurants, Las Olas (restaurants, boat rides, boutique shops and more).  The location is 3 hours to Disney World in Orlando and 4.5 hours to Key West.
Most of the most recent purchasers are from Canada, Brazil, and many areas of Europe.  Some are also from the New England … (2 comments)

fort lauderdale: Amazing, I was so confident that my buyers would love the property I chose for them...When you listen. - 05/01/11 03:13 PM
Amazing, I was so confident that my buyers would love the property I chose for them...When you listen.
When you listen to your customer, and you make mental notes...and they have trust in you...IT IS POWERFUL!
Recently, I had the pleasure of working with some people from a different state.  The buyers wife came in for a day and looked at properties with me. We looked at 10 in a matter of 5 hours.
We made offers on 3 properties, some close to full price and one was at full price. There were others better than my offers and one was … (2 comments)

My 2010 procrastinators - all of a sudden are CALLING!!! :-)
Funny how things work/evolve/grow - that is relationships with customers. I love it!
I've had 5 customers this week that I showed property to last year here in Fort Lauderdale contact me this week and ask about "investment properties" and/ or second home properties.
Well, guess what?  Last year, the properties that I had to show them were $100K less than what is available now. Why?  The low priced properties sold.
We have never really been distressed here in SE, Florida - Fort Lauderdale, Lauderdale By The Sea, Pompano Beach, and … (8 comments)

fort lauderdale: When all there is to read are local posts...write a blog. So here goes SHORT SALES! - 01/07/11 02:24 PM
When all there is to read are local posts...write a blog. So here goes SHORT SALES!  Short Sales are a horrid word to many Real Estate agents, WHY?  The unknown or lack of experience therein to know exactly how to write the contract to suit the bank, what addendums to use and sometimes the unknown.
That being said, how many of you are fearful when you have a listing that goes to short sale, or a referral from a friend, previous buyer, or a new customer?
FEAR NOT!  Activerain has a great site to learn about how to process Short Sales!  … (6 comments)

fort lauderdale: Fort Lauderdale, Florida...need I say more? - 01/07/11 01:57 PM
Fort Lauderdale, Florida...need I say more? We are rockin' here in Ft. Lauderdale, Lauderdale By The Sea, and the surrounding area's on the beach!  Town is packed and people are visiting here in droves. What normally (during July, August, and September) would take me 5 minutes to go 2 miles on my trek to show condo's in the Galt Ocean Mile, took me 20 minutes today. LIFE IS GREAT!
In BROWARD COUNTY, of the 11,366 condo's for sale in the entire county, only 2,815 condo's are for sale east of Federal Highway (US 1).   Of the 8,330 homes for sale in the … (0 comments)

fort lauderdale: I only want to spend $50K, be 2 blocks from the beach, & no more than $200.00 in condo fees... - 11/21/10 03:14 PM
I only want to spend $50K, be 2 blocks from the beach, & no more than $200.00 in condo fees...here in Fort Lauderdale, Florida.
Fort Lauderdale, Florida east of Federal Highway (US1) has HELD IT'S OWN during this financial disaster the past 2 years.
Many other places in the United States and in west Florida have seen the melt down.
We have great properties, however, most 2 bedroom/ 2 bathroom condo's are at a minimum (Ocean view) still at $300,000.
DON'T BE CONFUSED, PLEASE! Our South East Florida market, east of Federal Highway (US1) and most certainly EAST of the … (12 comments)

fort lauderdale: Fort Lauderdale Real Estate is a HOT (no pun intended) commodity! - 07/25/10 02:12 PM
Fort Lauderdale Real Estate is a HOT (no pun intended) commodity!
Some agents here in SE Florida are complaining about not being busy...however, those of us that work full time are reaping the benefits of Fort Lauderdale beach condo's and homes.
That is MY specialty, and I am fortunate enough to have continued success.
The market here on the beach is still at asking price or within 1.1% of asking price.  We have gone from 29 months of inventory January a year ago to 13 months just last month.
Don't think you can buy east of Federal Highway (US1) on the … (4 comments)

fort lauderdale: The buyers are out there, connecting via referrals. - 03/19/10 02:16 PM
The buyers are out there, connecting via referrals.
What saves you in a market like we currently have? Referrals...end of story!  No not really...[kidding]
In a market where people think the bottom hasn't hit (any maybe it hasn't in your area, however, it has here in south east Fort Lauderdale), how do you get leads?
1. First and foremost I have to say, 50% of my leads have come from referrals through my friends and contacts on AR.
2. Keeping in contact with past customers. They always know someone who is considering buying a home or condo in your area or … (6 comments)

fort lauderdale: How many real estate agents are left in this market? - 09/22/09 02:13 PM
How many real estate agents are left in this market? Seriously...how many agents who were licensed agents still hold a license in their state and have hung out throught this current debacle?
According to statistics in Florida, we've lost almost more than half of the agents in the last 3 years, then again...there were 60 in the new Gold Coast class.
Why does this matter?
Do you want an experienced agent?
Do you want a "so called" experienced "short sale agent" because they took a class or do you want a seasoned agent who understands your situation.
What puzzles me is, … (13 comments)

fort lauderdale: Everyone is looking for a "deal" in South Florida...well....here's the news. - 05/14/09 03:19 PM
Everyone is looking for a "deal" in South Florida...well....here's the news.
According to Trulia.com, Broward county real estate has gone up 6% since last month.
We have sold many of the foreclosures and REO's here, only to get info from our broker today to expect the banks to release yet another  batch that the banks were holding onto, waiting for the governments decision on how to allocate more money to banks.
Most people who are looking to buy in south Florida expect to get a "direct ocean" view for pennies on the dollar.  That is not the situation here east of … (4 comments)

fort lauderdale: Cash is gold and real estate in Florida is selling. - 04/10/09 01:14 PM
Cash is gold and real estate in Florida is selling.
WOW, I don't know about the rest of the country, but Fort Lauderdale, Florida beach area properties are selling like hot cakes.
We have properties such as a 1/1 beautiful property between the Intracoastal and withing a block of the ocean as low as $50,000.
We are seeing an influx of people with cash buying everything at rock bottom prices.
As is the motto in our office.  Those that buy now are the millionaires of the future.
How is this current situation in your area?

Needed, French speaking Sr. High Math tutor for a foreign customer.
I am in need of a French/English speaking High School Math teacher for one of my customers.  They are from Canada.  They home school their children and are doing OK for all subjects except the 10th grade Algebra.
These folks are planning to buy a home here in the next week or so and will be here until next spring.
Since they home school and are aware that they cannot do the high school math, this would be a tutorial for the required information needed for 10th grade level … (3 comments)

A penny for your thoughts....
remember that old saying?
Veterans Day is Tuesday...let's remember!

Here in Florida, almost every morning there are people trying to make a little money selling newspapers.  I usually buy one from them and give them a quarter or fifty cents if it is a Sunday.
The other day, while I was buying my newpaper at a red light, the man said to me, "'Do you remember what a few pennies used to buy??" I said, "Yes" while I was remembering a piece of bubble gum or a fire ball, he was indicating to me that … (10 comments)

fort lauderdale: The history of Fort Lauderdale, Florida. - 09/10/08 01:49 PM
The history of Fort Lauderdale, Florida.
Fort Lauderdale has been on the map since Christopher Columbus landed at Plymouth Rock.
The "Glades Culture" have enjoyed Fort Lauderdale as pre-historic people for over 5,000 years. The Tequesta (early historic period) enjoyed the natural resources that are abundant in Fort Lauderdale, Florida. As 1763 approached, the last of the aborinal people had left the area, and only a few white settlers stayed. Fort Lauderdale was basically without residents.
The Seminole Indians first arrived in the area which is now known as Broward County, Florida in the 1820's. They set up their homes in what we … (5 comments)
