When you listen to your customer, and you make mental notes...and they have trust in you...IT IS POWERFUL! Recently, I had the pleasure of working with some people from a different state. Town is packed and people are visiting here in droves. What normally (during July, August, and September) would take me 5 minutes to go 2 miles on my trek to show condo's in the Galt Ocean Mile, took me 20 minutes today. LIFE IS GREAT! Fort Lauderdale Real Estate is a HOT (no pun intended) commodity! Some agents here in SE Florida are complaining about not being busy...however, those of us that work full time are reaping the benefits of Fort Lauderdale beach condo's and homes. That is MY specialty, and I am fortunate enough to have continued success. The market here on the beach is still at asking price or within 1.1% of asking price. No not really...[kidding] In a market where people think the bottom hasn't hit (any maybe it hasn't in your area, however, it has here in south east Fort Lauderdale), how do you get leads? 1. How many real estate agents are left in this market? Seriously...how many agents who were licensed agents still hold a license in their state and have hung out throught this current debacle? According to statistics in Florida, we've lost almost more than half of the agents in the last 3 years, then again...there were 60 in the new Gold Coast class. Why does this matter? Do you want an experienced agent? Do you want a "so called" experienced "short sale agent" because they took a class or do you want a seasoned agent who understands your situation. Everyone is looking for a "deal" in South Florida...well....here's the news. According to Trulia.com, Broward county real estate has gone up 6% since last month. We have sold many of the foreclosures and REO's here, only to get info from our broker today to expect the banks to release yet another batch that the banks were holding onto, waiting for the governments decision on how to allocate more money to banks. Cash is gold and real estate in Florida is selling. WOW, I don't know about the rest of the country, but Fort Lauderdale, Florida beach area properties are selling like hot cakes. We have properties such as a 1/1 beautiful property between the Intracoastal and withing a block of the ocean as low as $50,000. We are seeing an influx of people with cash buying everything at rock bottom prices. As is the motto in our office. Those that buy now are the millionaires of the future. One of my customer's bought what used to be Wally's Tavern several month's ago. My broker offer's monthly courses in writing correct contract's. If you are a new agent...you still have to deal with seasoned agent's, who know how to write a good and legal contract. If you don't know how to write one correctly and you work in Fort Lauderdale...call me...we have monthly training and I am looking for some agent's to assist me with my customers.
