More of the most expensive property sales on Maui
This is a followup to the 2021 Q1 report of the most expensive real estate sales on Maui - houses, condos and land. Total dollar volume was $62,250,000 more or less.
Click here for the 2021 Q2 report. I selected the highest priced sale in each month of April, May and June, in each category. Lots of beachfront and oceanfront homes and land of course. This time the total dollar volume was $102,425,000 for just 9 properties - making for an average price of around $11.3 million.

Maui pool homes for sale - how can I find one?
I used to have a link on my old website, that would pull up Maui homes for sale with swimming pools. I don't think it really got much traffic, but how can you tell? (Google Analytics - that's how)
Well my new website (www.MauiHunter.com) is a little different and it's getting good results and lots of traffic. I'm still building new pages, and I plan to have one featuring pool homes.

Have you ever tried one of those Brazilian Steakhouse events that are becoming popular these days? The Four Seasons Resort in Wailea Maui is now offering this on Friday nights, at their Duo Steak and Seafood Restaurant at the pool level. I had the opportunity to try it out with a group of YELPers. It's indoor/outdor seating with a view of the pool and the sunset, in an oceanfront setting. We were treated royally, as you would expect from a 5-star hotel on Maui.

Currently there are 145 residential listings for sale in Kihei, Maui Meadows, and Wailea/Makena Maui, which is the coastal south side of the island. 59 of these homes come with a swimming pool, and most of them are in Wailea which is a private development.
So what's it going to cost for a South Maui home with a pool these days?

Look at the colorful spring wildflowers this year at Makena on Maui's south shore. Usually this area is dusty and dry, but recent winter rains have mad it lush and green. These yellow wild flowers were everywhere along the road in March.

Wailea Pharmacy now open at the Wailea Gateway Center
There's now a pharmacy in Wailea at the Gateway Center, and they've been open since about October 2014. You can get your prescriptions filled at this new drug store, or just shop for those every day needs. Very convenient if you live in Maui Meadows, Kihei or Wailea Maui.
Hours of operation:
Monday-Saturday 9:00 to 6:00 Saturday the pharmacy closes at 1:00, but the store is open Sunday - closed Call them at 808 879-0123

Well, this was one of the reasons anyway. The beaches here on Maui are so beautiful, and the water is warm. If the waves are up it's really fun to play in the foamy water.
Keawakapu Beach, Kihei Maui HI

Market Update:
Happy New Year and I hope it's a good one for you so far. The year end statistics are in for Maui County so let's take a look at what's happening. Condo unit sales increased overall in 2013 over 2012, and in the South Maui market that was about 7-8%. Kihei condos showed a 15/17% average/median price increase in the past year while Wailea/Makena condos showed a 30/47% increase in average/median sales price. There's only 55 new condo listings in the past 30 days in the South Maui market. What's going on? One has already sold, and another has cancelled. That leaves 53 fresh listings and 12 of them are pending and under contract. One is bank owned and 6 are short sales. 6 are leasehold condos. Not much left to pick from is there?
