mountain cabins colorado: Showing property in Red Feather Lakes, CO - 09/05/11 08:32 AM
Showing property in Red Feather Lakes, CO

The buyers and I were driving by the cabin near the lake when the listing agent called with the lockbox code.   “There’s a Rottweiler in the house, but don’t worry,   she’s friendly”, he said.

I opened the lockbox and with key in hand approached the door, working on my “show no fear attitude” with every step.   I’ve shown many homes with dogs in them but you never know how they will react when their space is being invaded.

Lucky for me, Red Feather is a small Village and a man … (33 comments)

mountain cabins colorado: Sportsman's Paradise: 31440 Poudre Canyon Rd., Bellvue, CO - 09/03/11 02:20 PM

Historic Cabin in the Cache La Poudre Canyon
You usually find me in Red Feather Lakes, CO, but it’s only a short drive over the Boy Scout Ranch Rd. or the Manhattan Rd. from Red Feather to the Poudre Canyon. (about 10 miles)

The old toll house, built in 1935 is situated at the intersection of Hwy 14 (the Poudre Canyon Rd) and County Rd 69.

Tolls were collected to help pay for the construction of Hwy 14, through the sometimes steep Poudre Canyon and across the Continental Divide, connecting Fort Collins and other eastern towns to North Park.

mountain cabins colorado: "Gaga" for Glacier View Meadows -#1 Green Mountain Drive, Livermore CO - 03/30/11 06:52 AM
Even after all these years, I'm still Gaga for Glacier View Meadows and I'll tell you why:
Home buyers who desire a mountain home, cooler temperatures in the summer, easy access to the city, abundant wildlife, Forest land and outdoor recreation go "gaga" over Glacier View Meadows, too.

Look up "gaga" in the dictionary, you will see that it means:  ardently fond of, excessively enthusiastic or crazy.
In this new series "This lady's "gaga" over Glacier View Meadows" I'll showcase an available property in this beautiful area every week.
First up:  Green Mountain Drive:
This absolutely immaculate 2316 sq. … (19 comments)

mountain cabins colorado: Make Your Own Memories in this Red Feather Lakes Cabin at 51 Apache Trail, Red Feather Lakes, CO. - 03/19/11 08:45 AM
Red Feather Lakes cabins create lasting and wonderful memories.
A few months ago I had the pleasure of helping a Red Feather Cabin find its way back into the family that originally built it.
What I like so much about this sale was that the buyer's lovely wife spent many good times up at this cabin when she was a child.
She knew and loved the people that built it.
This well built, beautiful cabin held many cherished memories and it was important to her to bring it back into the family.
It's said that going to Red Feather Lakes is … (26 comments)

mountain cabins colorado: Real Estate and Christmas Trees in Red Feather Lakes - 12/07/10 03:53 AM
It was kind of a slow Sunday at the Real Estate office.  A lot of people had Christmas Trees and not Real Estate on the top of their to-do list.
I did have a showing schedule last week for one of my listings though, so there are still buyers out looking.
When a showing is scheduled there is a certain amount of anticipation for me and my sellers. The buyers traveling up the hill with their agent are full of anticipation, too.
Once they arrive, some buyers can be disappointed when they see how close the neighbors are in many areas of The … (37 comments)

mountain cabins colorado: Just Sold - Picture Perfect Cabin in Red Feather Lakes! - 11/28/10 10:06 AM

We closed on this Red Feather Lakes cabin 2 days before Thanksgiving.  With all the Holiday festivities in between then and now, it still seems like just yesterday!
I loved hearing the excitement in the buyers' voices when they called me after they had spent the first day by themselves in their new place!
"We just missed talking to you!" they joked.
Actually, I miss all my clients after they close.  We work so closely together; first getting to know each other, then selecting homes for them to see, negotiating the offer and any inspection items, following up on the … (34 comments)

mountain cabins colorado: Step Back in Time in Red Feather Lakes - 07/25/10 05:24 AM
I lost my toolbox, my "best companion" and my links to the outside world on Friday when my laptop died, may she rest in peace.  Well, I'm not sure if she's really dead; the shop hasn't called yet to discuss life support or funeral arrangements..... I'm still praying for a recovery (of my data).
So, I'm  working on this old dilapidated computer.  The thing is a relic and I have to say, if you have a lot of widgets on your post or website; I can watch half of Law & Order, do the dishes and let out the dog in … (45 comments)

mountain cabins colorado: Crystal Lakes Subdivision in Red Feather Lakes, CO is SOMEWHERE! - 07/07/10 03:20 AM
Crystal Lakes Subdivision in Red Feather Lakes, CO is SOMEWHERE!
Wednesday was the appraisal deadline for a cabin I had listed in the Crystal Lakes Subdivision and they missed it.  Apparently the AMC contacted several appraisers who turned down the assignment.
(In a way, that's a good thing.  I've complained loudly about geographic competency in the past and if an appraiser is not familiar with the area, they should not attempt to appraise property here).
The appraisal delay, it seems, was due to the fact that the "PROPERTY IS IN THE MIDDLE OF NOWHERE"!
.....
I was good with it up … (27 comments)

mountain cabins colorado: Imagination in the Home Buying Process - 06/21/10 03:24 AM
People have terrific imaginations.  That's why there are so many great books, movies and works of art that transport us into another place or time.
There is a print of a painting on our great room wall.  A Native American man on horseback is leading a woman, also on horseback, through an aspen forest in the snow.
I imagine it's his wife and that they are going to see her sister in another village.
I have looked at the painting for many years and imagined many more stories about the pair.
Imagination is a wonderful thing.

mountain cabins colorado: Ask Carnac: About Mountain Cabins in Red Feather Lakes CO. - 06/15/10 03:06 AM
I noticed the Linked-In profile for our Manager of Glacier View Meadows, in my Google Alerts.  The profile says he is "the knower of all things in the mountains in Glacier View Meadows."
This might be true!
I have called the Glacier View office many times and Steve, the Manager and Mary always have the answers I seek.
His profile statement made me smile and oddly it reminded me of Johnny Carson's Carnac the Magnificent.
Carnac would give the answer before the question was ever asked.
As a Real Estate Agent working with buyers, I try to do the same; I … (30 comments)

mountain cabins colorado: County Road 68C -The Boy Scout Rd. in Red Feather Lakes, Colorado - 06/03/10 05:25 PM

County Road 68C in Red Feather Lakes, Colorado is better known as the Boy Scout Road.

Today, I had an assignment to take a few photos of a house down the Boy Scout Road, but long before I reached the subject of my assignment, I was stopping the car at every turn and snapping photos along the way... I couldn't help myself!

The Ben Delatour Scout Ranch consists of 3400 acres and is operated by the Longs Peak Council Boy Scouts of America.  Some weeks are still available according to their website today so it looks like there … (31 comments)

mountain cabins colorado: IT’S HUNTING SEASON FOR CABINS & LAND IN RED FEATHER LAKES, CO - 05/30/10 08:03 AM
Statistics show that June, July, August and September are the months with the highest number of sales  for cabins and land in the Red Feather Lakes/Livermore area.
Even in an Un-BEAR-ably slow vacant land market....
I have One vacant land closing down, and One more to go!
My listing on Sheep Mountain Court, in Glacier View Meadows Subdivision closed at asking price last Wednesday!!
My buyer's closing on Lone Pine Drive, in Crystal Lakes Subdivision will be later this week.
Is this a sign that the market is turning and vacant land is beginning to move again?
With only 4 sales pending out … (33 comments)

mountain cabins colorado: Easy Lawn Maintenance Tip: Forget About It in Glacier View Meadows! - 03/25/10 03:16 AM
Easy Lawn Maintenance Tip:  Forget About It in Glacier View Meadows!
It was a long winter.  I heard you spent way too much time with your snow shovel last season!  Many Coloradoans are shoveling today after the last Spring storm dumped several inches of new snow upon us!
THE GOOD NEWS: soon, your snow shovel will be forgotten.
THE BAD NEWS: other shovels, rakes, lawn mowers, trowels and assorted implements of extreme backache are waiting to take their rightful place in front again.
I realize some folks like all that hard work; I used to be one of them.  Nothing gave me … (25 comments)

mountain cabins colorado: Smoke in the Sky in Glacier View Meadows - 02/03/10 03:22 AM
This morning my Google Alerts brought me to an article about a house fire in Glacier View Meadows.  The tenants were at work when the midday fire on Monday totally destroyed their home.
Eight pets were killed in the fire, 5 dogs and 3 cats.
This is very devastating news.  I can't imagine the heartbreak of losing my pets in such a terrible way.
I saw the smoke from my kitchen window on Monday and assumed they were burning the slash pile.
It seemed odd that it would be burned on a breezy day, but I didn't give it a second thought. … (23 comments)

mountain cabins colorado: January Days in Red Feather Lakes, Colorado - 01/20/10 03:17 PM
I love to show people around in the Village of Red Feather Lakes,  this is just a glimpse of what you might find when you come to visit.
When you first drive into the Village of Red Feather Lakes you will pass Ramona Lake on your right and if it's January, you may see several fishermen out on the ice.
I didn't get out there and see if the fishing was good this day, but most fishermen will tell you
"a bad day of fishing is still better than a good day of work".

Up ahead is Main Street, turn … (42 comments)

mountain cabins colorado: Was it the Blue Moon or was it Aliens near Red Feather Lakes? - 01/01/10 12:10 PM
A Blue Moon, that's what they call a second full moon in a month.
There was a full moon in the first part of December and another one last night, New Year's Eve.
Last night, as 2009 was going out, the brightest full moon of the year rose high in the sky.
I'm not sure if it was really the brightest, but it seemed so to me.
I'd  been waiting to see the Blue Moon on New Year's Eve, something about it seemed magical and somehow very special.
I'm still working on the night photo settings - these are what I … (39 comments)

mountain cabins colorado: Rural Lifestyle -Growing Trend - 12/28/09 03:43 AM
The Wall Street Journal ran an article on December 3rd entitled "Green Acres is the Place to Be" featuring United Country Real Estate, several of their offices and buyers.

The article's main focus was on the growing trend of young families and singles moving to non-urban areas.

This growing trend is seen in the number of new visitors to United Country's Website as indicated by a 49 percent increase in November of 2009 from November of 2008!

The Wall Street article sited 3 distinct types of buyers of rural properties:
(1) Younger people buying land as an investment, in … (33 comments)
