Grace Philips – Mamaroneck High School student named as a finalist in Intel’s 2011 Science Talent Search - 01/31/11 02:45 PM

Due to steering laws I generally don’t dwell on Westchester NY schools or school systems.  However, as a former scientist I wanted to give a shout out to  the fact that Grace Phillips of Mamaroneck High School was named a finalist in the highly competitive Intel 2011 Science Talent Search.   She will join the other 39 finalists from across the nation in Washington DC in March where she will present her work in “HCAA conjugates in the context of the domestication history S. melongena.”   We wish her the best of luck both now and in her future endeavors.

Hello Everyone!

This is the final in a series of posts and web pages about commuting in lower Westchester commute.  Commuting to NYC and all that it entails is one of the top issues on the minds of most buyers in Westchester NY.  The Westchester to Grand Central Commute is literally the envy of the tristate area. Only living in Manhattan itself provides and easier commute to mid-town Manhattan.   Certainly for those thinking of moving to Westchester who have commuting issues, this is an important topic.

WHAT HAPPENS IF THE CONDO ASSOCIATION GOES UNDER? - 01/27/11 12:37 PM
 
One of the reasons I sound so happy when a buyer likes a unit in a very stable complex - be it condo or coop is that is that this is not a trivial issue.  When the financials don't pass muster the buyer can be in for a world of hurt. Lenn says it all below. But imagine not being able to sell your unit unless your buyer had all cash?   Not only would the buyer have to have the cash, but they would have to be brave enough to take on a purchase in a financially unstable building.

White Plains NY Housing Market Statistics – Q4 – 2010 - 01/26/11 10:43 PM

The aftermath of the tax credit caused a slowdown in the housing market generally in Q4 2010.  White Plains NY homes for sale were no exception.   Particularly hard-hit were the entry-level condo and coop markets.  However, the ability to get jumbo loans again has bolstered the upper end markets which flagged badly during the early part of what I call “the great recession.”
Since the market is decidedly mixed, one has to be careful not to draw broad conclusions from the gross data without some thought to details.

This is a question that was asked by a friend of mine shopping for a home in another state.  He was asking me because I had no interest in the sale and was wondering if his agent was pressuring him to make a quick sale.

A Sleepy Hollow NY resident surveys the land from his perch in the trees… Late this afternoon I was able to get Jade and Tundra to the dog park in Kingsland Point Park of Sleepy Hollow.  Even though no one was there – there was only one other car in the lot – I had the sense that I was not alone.  I starting looking around and then I looked up. A few days ago I put up a web page about the Metro-North Commute from lower Westchester to Grand Central Station.   It seem to be quite popular but could only addressed the train lines and did not provide much in the way of detail.  So I will provide a few posts featuring each train line.
As stated in my previous post,  lower Westchester boasts commuting options that are the envy of the Tristate area.  When asked why prices in Westchester have remained so resilient, one of my answers is always “Metro-North.”

Westchester is a popular destination for home buyers and it proves the point  the point that real estate truly is location, location, location!  The proximity of Manhattan by Metro-North makes the commute from lower Westchester a breeze.  However, not everyone works in Manhattan and there are several other destinations that commuters in Westchester have easy access to.
