Due to steering laws I generally don’t dwell on Westchester NY schools or school systems. However, as a former scientist I wanted to give a shout out to the fact that Grace Phillips of Mamaroneck High School was named a finalist in the highly competitive Intel 2011 Science Talent Search. She will join the other 39 finalists from across the nation in Washington DC in March where she will present her work in “HCAA conjugates in the context of the domestication history S. melongena.” We wish her the best of luck both now and in her future endeavors. Hello Everyone! I’m a lock box and I’ve literally been left out in the cold. With my push buttons frozen solid, its almost impossible for me to do my job. My owner somehow thought it was OK to leave me outside during these terrible blizzards. Since the last snow storm, my companions and I have been snowed into our icy homes and we need your help. We are terribly lonely and cold. Please speak out and stop this rampant abuse of lock boxes occurring across the entire east coast. Together we can do it! You can save a lock (29 comments)

This is the final in a series of posts and web pages about commuting in lower Westchester commute. Commuting to NYC and all that it entails is one of the top issues on the minds of most buyers in Westchester NY. The Westchester to Grand Central Commute is literally the envy of the tristate area. Only living in Manhattan itself provides and easier commute to mid-town Manhattan. Certainly for those thinking of moving to Westchester who have commuting issues, this is an important topic. Previous Posts in this series: 1. The Metro-North Commute to Lower Westchester 2. The New (3 comments)
One of the reasons I sound so happy when a buyer likes a unit in a very stable complex - be it condo or coop is that is that this is not a trivial issue. When the financials don't pass muster the buyer can be in for a world of hurt. Lenn says it all below. But imagine not being able to sell your unit unless your buyer had all cash? Not only would the buyer have to have the cash, but they would have to be brave enough to take on a purchase in a financially unstable building.
The aftermath of the tax credit caused a slowdown in the housing market generally in Q4 2010. White Plains NY homes for sale were no exception. Particularly hard-hit were the entry-level condo and coop markets. However, the ability to get jumbo loans again has bolstered the upper end markets which flagged badly during the early part of what I call “the great recession.” Since the market is decidedly mixed, one has to be careful not to draw broad conclusions from the gross data without some thought to details. Also it is good to see that as the new year enters (6 comments)
This is a question that was asked by a friend of mine shopping for a home in another state. He was asking me because I had no interest in the sale and was wondering if his agent was pressuring him to make a quick sale. Question: I’ve been working with an agent for a while now and he keeps pushing me back towards one of the first homes I saw. Yes, I love that house, but I don’t want to miss out on something that I would truly adore. He keeps telling me that the first homes we see (7 comments)

Hudson Harbor – Tarrytown NY - 01/20/11 05:09 PM
Hudson Harbor – Tarrytown NY One of the largest developments on the western side of lower Westchester is Hudson Harbor – Tarrytown NY. The complex is beginning its second phase but there are still some units available in phase one for purchase. Hudson Harbor is located right on the Hudson River against a major portion of the Westchester’s Hudson River Walk -A trail which will ultimately extend the length of the county along the Hudson River when completed. This development is a combination of luxury townhomes as well as condominium flats. Interspersed between the town homes will sit a complete (1 comments)

My recent web page about the Metro-North commute to lower Westchester. created a good deal of interest. Another post about the New Haven Line was also well -received. So now I am adding the Harlem Line to this collection of posts. For those interested in commuting by car might also like to check out my web page about commuting by car in lower Westchester. The Harlem Line: The Harlem Line – depicted in the map on the right, passes through the central towns and cities of Westchester County. A Sleepy Hollow NY resident surveys the land from his perch in the trees… Late this afternoon I was able to get Jade and Tundra to the dog park in Kingsland Point Park of Sleepy Hollow. Even though no one was there – there was only one other car in the lot – I had the sense that I was not alone. I starting looking around and then I looked up. Something was there…but It wasn’t a person – it was a very handsome eagle silently perched – watching from his aerial vantage point. I could feel his eyes. He (15 comments)

A few days ago I put up a web page about the Metro-North Commute from lower Westchester to Grand Central Station. It seem to be quite popular but could only addressed the train lines and did not provide much in the way of detail. So I will provide a few posts featuring each train line. As stated in my previous post, lower Westchester boasts commuting options that are the envy of the Tristate area. When asked why prices in Westchester have remained so resilient, one of my answers is always “Metro-North.” The New Haven Line – (or the red line) (3 comments)

WANT GOVERNMENT (FANNIE AND FREDDIE) OUT OF THE HOUSING BUSINESS? Be careful what you wish for! - 01/04/11 11:39 PM
I would add some of my own profound wisdom to this post - but in all honesty - Lenn pretty much said it all. This is a case where many are tempted to let ideology trump common sense. Be careful what you wish indeed. Westchester is a popular destination for home buyers and it proves the point the point that real estate truly is location, location, location! However, not everyone works in Manhattan and there are several other destinations that commuters in Westchester have easy access to. The map shows the major parkways and interstates that make commuting by car to various destinations as simple as the Manhattan commute by train. The Metro-North Commute for Lower Westchester NY - 01/01/11 06:52 PM
Metro-North Makes the Lower Westchester NY Commute the Envy of the Tri-State Area: The Metro-North commute to Grand Central Station is a hallmark of the Westchester lifestyle. Many Cities and villages in lower Westchester boast a train station in their municipality and a commute that is the envy of the Tristate area which includes Connecticut, New Jersey, Long Island, and New York counties both north and west of us. Nothing short of actually living in Manhattan beats Westchester for an easy commute. In fact, for a commute to midtown Manhattan - access from Westchester is easier than commuting from parts of (9 comments)
