training for new real estate agents: Real Estate Agents - Reading is Fundamental - 08/22/18 03:34 PM
When I was growing up there was an advertising campaign aimed at getting kids to read more books.
It was called, RIF or Reading is Fundamental.
I find myself saying this phrase to myself, numerous times throughout the week.  Why?  Because people, and more specifically, real estate agents don't read.
Agents are in such a hurry to get to the next client or the next appointment or the next "thing," that they fail to read.  It's as if reading takes up too much time so they call or text instead.  But if they actually took the time to read, they would find that it … (10 comments)

training for new real estate agents: Is a Real Estate Team Right For You? - 05/22/18 02:17 PM

Real Estate teams are all the rage.  Everywhere you turn real estate agents are forming a team.
Before you make the move to start a team or join a team, think about how you want to run your business.
The first question you need to ask is this, "Is a team right for me?"
As with everything in life, there are pros and cons to being on a real estate team.
For newer agents the idea of being on a team is ideal.
What's not to like?
You can get training from an experienced agent.
You don't have to prospect for leads and you have back up.
If you're … (1 comments)

training for new real estate agents: Should Damaged Floors Be Disclosed? - 09/01/16 12:18 AM
There have been two transactions recently where damaged hardwood floors have been an issue. Personally I was shocked by what I heard from the listing agent.
The Floors are Clearly DamagedDuring the final walk through, my buyer and I discovered that both the living room floor and a bedroom floor had been damaged.  When we first looked at the property both floors had been covered up with large area rugs with furniture on top of the rugs.  When reviewing the Property Disclosures there was no mention of the damaged floors.  The living room floor had black stains that looked to be from … (2 comments)

training for new real estate agents: 7 Things That Make You a Better Real Estate Agent - 05/28/15 03:55 AM
Although the headline reads these are tips for new real estate agents, these probably hold true for all real estate agents...new and experienced.  Here they are, in no particular order, feel free to add your own!
1.  It's Not About YouAs a real estate agent you are helping your client or customer navigate through the home buying or home selling process.  It is very easy to get emotionally attached to the real estate transaction and let it become personal.  No matter how many transactions you have under your belt, remind yourself before and during the transaction that "it's not about me...I have a house"!
2.  Set A ScheduleThe beauty of … (3 comments)

training for new real estate agents: Finding a House to Fit the Furniture - 07/31/14 09:10 PM
One of the more humorous sides to being a real estate agent is the quirky people we have the pleasure of working with.  I had exactly that type of client that I worked with for well over a year.
The Furniture Was Huge She was a wonderful client.  Well qualified, good price point, good income, highly educated, good sense of humor and a renter which meant she could move in 30 days.  She also knew the area she wanted to live in.  Other than that she was pretty open to house styles and amenities.  So why did it take over a … (0 comments)

training for new real estate agents: Forget About the Joneses and Just Do You - 06/09/14 07:42 AM
It's easy to look at successful real estate agents and think, "Why can't that be me?"  "Why do they get so many listings and I don't?" "How is it they get all the high priced buyers?"
All That Glitters... These random thoughts usually come to the surface when your business is slow or when you're in a slump.  When everyone around you is busy and talking about their latest transaction all you can do is sit and listen.  But let me give you this one little piece of advice...all that glitters isn't gold.
Your Time Will Come What's important to remember … (56 comments)

training for new real estate agents: The Universe is Talking - 10/28/13 10:42 PM
Have you ever had a "feeling" that you should do something, but don't...only to realize later that you really should have trusted your intuition?  Or perhaps you had a thought and then something happened to make you act on that thought.
I Should Buy a New Laptop This past weekend I had the passing thought that I should buy a new laptop.  I bought a new one last year but wasn't thrilled with it, so I continued to use my old, slow one.  It was like a comfortable old sweater.  But as we were preparing for a trip, my daughter informs … (0 comments)

training for new real estate agents: Buyers, Sellers and Agents...Please Gather Round - 09/25/13 10:35 PM
If you read my blog you know that I am a big fan of presenting an offer in person. I realize lots of real estate agents don't see the value in it, but I do...but I'm not here to write about that. Today I heard the most interesting offer presentation EVER. It sounds like something you would see on reality TV, but trust me...this really happened.
Where To Hold The Presentation This was a multiple offer situation...only two offers. The listing agent owned his own small brokerage and was having issues with his copier so he didn't want to hold the … (5 comments)

training for new real estate agents: It's Hard To Think When You Get Busy - 08/12/13 11:04 PM
The title of this blog says it all...It's hard to think when you get busy.  This is especially true when you first begin your career in real estate, but you can take a few pointers from watching successful real estate agents.  But first, what exactly am I talking about when I say, it's hard to think?
Theory vs. Practice When you're a newer agent you quickly realize that what you learned in your pre-licensing class was just the tip of the ice berg.  A great deal of that information you will probably never ever use and the information you did learn … (4 comments)

training for new real estate agents: No News Is Still News - Real Estate Agent Training - 07/08/13 10:50 PM
No matter what you may believe, I say that  "no news is still news"!
"I'll Call You Right Back" Aren't those some famous last words!  How many times have you been in the middle of a real estate transaction or at the end of a transaction...and left to wait?  Waiting for the lender to call you back.  Waiting for the listing agent to call you back.  Waiting for the buyer's agent to call you back.  If you've been selling real estate for any amount of time you know exactly what I am talking about.
I'm Still Waiting There is nothing worse … (1 comments)

training for new real estate agents: Choose To Be Great - Real Estate Agent Training - 06/05/13 10:43 PM
Each day we wake up with a major choice to make.  One of the things I hear real estate agents say all the time is, "I didn't have a choice" or "I don't I have choice".
We All Have Choices We all have choices.  From the moment we wake up to the time we lay our heads back down, we can choose.  In the world of real estate every day is different.  Even those days you think will be a "chill" day can turn frantic pretty quickly.  But you have a choice as to how you will handle those days.  Will … (2 comments)

training for new real estate agents: How To Handle The Parents - 06/03/13 09:30 PM
We've all been there.  Your buyer finds the home they want to make an offer on, but before they can make an offer, they want their parents to take a look at it.
Parents Can Kill A Deal Nothing can kill a deal faster than parents.  Some parents can be extremely critical of every aspect of the property.  In addition, they tend to ask questions that have nothing to do with the purchase of the property.  They also usually think the price is too high and don't understand the buying process in a different state.  Don't get me wrong, I understand … (47 comments)

training for new real estate agents: Definitely Not Your Typical House Showing - 04/17/13 10:36 PM
Today I forgot to ask one of the most important questions a real estate agent on floor duty should ask a caller.
Know The Available Inventory You see, I got a little excited.  The caller was asking about a property that had come on the market a few days earlier, but unfortunately that unit was already under contract.  But like the trained professional I am (tongue in cheek), I knew of two others in the building and told her about those.  She was very happy to hear about these other listings, one of which had just been put on the market … (2 comments)

training for new real estate agents: Hope Is Not A Strategy - Real Estate Agent Training - 04/15/13 10:58 PM
"You should be able to undertake and complete anything".
I Got This! This is what I read when I open up my fortune cookie. Of course when I read this I got very excited. This is exactly what I wanted to hear...I would be able to accomplish the goals I had set for my real estate business. Unfortunately, that feeling of euphoria only lasted a few seconds because it dawned on me that my ability to "complete anything" was still going to take a lot of hard work on my part.
Get To Work! I'm looking at this fortune as a … (3 comments)

training for new real estate agents: There's No Such Thing As A Magic Wand - Real Estate Agent Training - 01/28/13 09:41 PM
I wish I could sit here and wave a magic wand and say that you will be a success in real estate without putting forth a great deal of time and effort.  But I can't.
It's A Piece Of Cake Thanks to the media, many consumers think that what we do is a piece of cake.  We simply show houses, our clients right contracts and we collect a nice big commission ...all in two weeks time!  We all know that nothing could be further from the truth!  Successful real estate agents work extremely hard at maintaining and growing their real estate businesses.  Successful real estate … (5 comments)

training for new real estate agents: Selling Real Estate Is A Contact Sport - 10/01/12 10:41 PM
What will it take for you to get some business?
It's Not Easy It's hard being a new real estate agent.  You take a pre-licensing course that teaches you all of the laws and how the practice of real estate works in your jurisdiction.  Upon completion of your courses and the passing of your real estate exam, you think you are ready to take the real estate world by storm.  You are armed and dangerous.
The Real World You join an office, then without any warning, reality slaps you in the face.  You hear experienced agents talking in your office, you attend … (3 comments)

training for new real estate agents: Do You Deliver 5 Star Customer Service To Your Clients? - 07/12/12 10:30 PM
As I was sitting at a high-end salon the other day receiving the 5 Star treatment, I wondered how many real estate agents deliver the 5 Star customer service to their clients.
Treat Me Like A Rock Star! When I entered the salon I was greeted by name, they hung up my jacket and escorted me back to my stylist. I was then offered my choice of cucumber or lemon infused ice water, coffee or herbal tea. As I reclined back, with my feet up I couldn't help wonder what 5 Star customer service would look like for real estate agents. … (2 comments)

training for new real estate agents: Little Things DO Make A Difference - 07/02/12 10:41 PM
This past weekend the Washington, DC area was hit with a severe storm, resulting in hundreds of downed trees and power lines. This left over a million residents without power...and I forgot to mention that the temperature was in the mid to high 90's.
What About My Listings? As a Realtor, not only did I have to be concerned with my own property, but I was concerned about my listings. Some of them are vacant and others have owners who were out of town. And still others are under contract waiting for settlement. Because this particular storm caused so much devastation … (2 comments)

training for new real estate agents: 3 Little Words for Real Estate Agents: Listen, Learn, Adapt - 05/28/12 10:55 PM
These three simple words can lead you to real estate success!
Stop Talking The very first thing we need to do when meeting with clients and potential clients is to LISTEN.  Listening is something that many real estate agents think they do when in reality, they don't.  Active listening is an acquired skill.  Active listening requires the listener to be present...in the moment and attentive.  It does not mean interrupting or thinking about how you are going to respond or disregarding what has been said and sticking with your presentation.  Listening not only requires you to pay attention to what is … (16 comments)

training for new real estate agents: The What Ifs - Real Estate Agent Training Tips - 04/04/12 10:05 PM
If you want to drive yourself completely insane as a real estate agent, try playing the game of "what if". I have found that this game is played most often by new real estate agents who so desperately want to have a smooth transaction, but in the end drive themselves and those around them a little crazy.
The What Ifs "What if they ask me how long I've been selling real estate"?
"What if the seller thinks the offer is too low"?
"What if my client wants to change lenders"?
"What if the home inspection is really bad"?
"What if the … (1 comments)
