beaverton oregon realtor: When holding an open house in Beaverton, Oregon, when they leave, make sure they remember the house! - 07/08/10 07:13 PM

I don’t hold open houses in Beaverton, Oregon really anymore, mainly because I like to be able to spend time with my family and I no longer work on Sundays. But, I do have agents in my office and on my team that are willing to hold my houses open for me and I help them in any way I can.(OK, my wife does.)
One of the ways she does that is she makes small single serving loaves of banana bread for the agent to take to the listing. Not only does it help make the house smell real nice, it makes an emotional … (4 comments)

beaverton oregon realtor: Flipper to Landlord to Bankruptcy, wow two years is a short time - 05/13/09 06:27 PM

Two years ago, flippers were everywhere. Heck, everyone wanted to be one. They saw how easy it was watching shows on TV, and the market was hot. New investors were buying, against their agent’s advice, without appraisals, without inspections, how could they go wrong? You saw the market. It was slam dunk. Every house was going to make them $50,000-$100,000 profit… every time!
Then the market started to change. These investors were starting to call, because the houses they were putting on the market “For Sale by Owner” weren’t selling, and they needed help. Then we had to give them the bad … (20 comments)

beaverton oregon realtor: The Aloha Neighborhood of Beaverton Oregon (Finding a neighborhood to call home) - 05/13/09 05:07 AM
If you are considering relocating to Beaverton, Oregon, finding out about a certain neighborhood before you actually live here certainly isn’t something that is easy to do. But, hopefully, my neighborhood posts will help you find a place to call home.
The Aloha Neighborhood of Beaverton, Oregon, is a well established part of Beaverton that has many homes built in the 1960s and 1970s, but many homes have been added to the community over the years. There are even a couple new developments in the area that were built in 2003-2004, but most of the area is a little bit older.

beaverton oregon realtor: Beaverton Oregon Parks: Summercrest Park (In the Hart neighborhood of Beaverton) - 05/03/09 04:42 AM
Summercrest is a part of a parks system in Beaverton, Oregon, that connects with other parks in the area. Those parks include Summercrest East, Hart Meadows Park, and Burntwood Park creating one gigantic park, great for exercising and just spending the day.
Summercrest Park, in the Hart Neighborhood of Beaverton, is just a series of walking trails and doesn’t have any benches, or bathrooms, but it does have the bridge you see in the photos below so the walk or run is worth it.

But, because it does connect with the other parks that have tennis courts, swings, playground equipment, and … (6 comments)

beaverton oregon realtor: Beaverton Oregon Real Estate: Short sales and how they can affect your $8,000 tax credit - 05/02/09 07:41 PM

Today I ran in to yet another buyer that didn’t know what a short sale was. It just amazes me with all the media coverage talking about short sales and REO (Bank Owned )properties that someone doesn’t know what they are. But, I love first time home buyers and Ihave no problem going over what a short sale is and how it can affect you and the home buying process. Basically, what it comes down to, I guess, is another case of me, as an agent, just assuming everyone knows by now what they were and how they worked and I apologize … (16 comments)

beaverton oregon realtor: How one client went from no down payment to 5% down payment in a little less than 2 weeks and you can too! - 04/12/09 07:38 PM
About two weeks ago, I got acall from a potential client that wanted to buy their first home in Beaverton, Oregon. They were willing to meet at my office, or in their home, with me and one of my mortgage brokers (Of their choice), which is one of my requirements prior to going and looking at homes. (You need to be able to qualify so we know what you can afford so you are not disappointed that you can’t afford a certain property.)
After the hour or so meeting everything was looking good, their credit was good, job history was good, the only … (30 comments)

beaverton oregon realtor: Are there advantages to buying versus renting in Beaverton, Oregon, right now? - 04/12/09 05:02 AM

I am always being asked by renters, “What are the advantages of owning versus renting in Beaverton Oregon?”One of the first questions I ask them is how long they have been renting and how much their rent is. If their rent is $1,000 and they have been renting for 12-15 years, I tell them, “OK, You could have had your home paid off, if you had bought it 15 years ago, and had a nest egg of $130,000 in the form of equity. Do you have $130,000 in savings?” When they tell me,"No" I tell them, “You could have saved yourself … (13 comments)

beaverton oregon realtor: Beaverton Oregon First Time Buyer Specialist Todd Clark says “DON’T WAIT” - 04/09/09 05:22 AM

Buying your first home inBeaverton, Oregon, is a tough decision. I get asked, allthe time, by first time home buyers, “Should we buy now or wait?” I say, “DON’T WAIT!” The reason Isay this to these people is because right now you have interest rates that areat an all time low. You have many homes that are priced 25% less than they werejust a year ago, and last but not least, the government wants to pay you $8,000 to buy your first home.
Let’s breakdown these three reasons:
1. Right now we have interest rates hovering around 5.5%. If you look at homes from … (14 comments)

beaverton oregon realtor: Beaverton First Time Home Buyers can realize a $8,000 tax credit if they buy before December 1, 2009 - 04/04/09 06:05 PM

One of the things I tell first time home buyers looking to buy a home in the Beaverton, Oregon, area in 2009, is that if you are still sitting on the fence about buying, then get off that fence because now is the time to buy! One of the biggest reasons is the government is just going to give you money… a sort of reward for having good enough credit and income to be able to purchase that first home.
I still get a lot of, “Todd, I’m thinking of buying my first home and I need some advice, can you help … (17 comments)

beaverton oregon realtor: Buying your first home in Beaverton Oregon: Don’t let the inspection scare you! - 03/31/09 04:04 PM

Buying your first home in Beaverton, Oregon, can be a scary thing. You are spending a lot of money, probably more money than you have ever spent in your life. College costs a lot of money, but nothing compared to owning a home. But unlike college, you actually get to use the money you spend the day after you are handed the keys. (How many of us actually have careers in what we majored in during college?)
Thereare a lot of steps in the home buying process, but the two mostimportant, as far as I’m concerned, are the appraisal and the home inspection.(OK, … (15 comments)

beaverton oregon realtor: How to ensure your house won’t sell even in the best of markets - 04/07/08 07:02 AM
This is my list of top 10 things you can do to help your agent not sell your house. Why do I publish this list? Personally, I think it is important for sellers to know that these things are needed to sell a home. There is a possibility that your agent is afraid to offend you, so they aren't going to mention the things you need to do to get your home sold.
This is the list I give people when I take their listing after it has expired with another agent. If you don't know what the expired list is, that … (14 comments)

beaverton oregon realtor: The importance of a pre-approval letter - 03/10/08 03:58 PM
Recently I lost a client because I insisted they get a pre-approval letter before I showed them a home. I would like to write this post to my future clients and any future home buyer that wants to start looking for a home.
The pre-approval letter is a very important step in the process of buying a home, it tells you the price range you should start looking in and also gives you a chance to clear up any errors on your credit report that may arise prior to the closing on your new home.
From the seller's point of view, they want … (24 comments)

beaverton oregon realtor: If you think you will or you think you won’t you are right – Be an optimist when selling your home - 02/29/08 04:27 AM

I personally think the biggest thing you can do to get a quick sale on your home is to be an optimist and here is why. You have heard the phrase, "If you think you can, or you think you can't, you are right!" Well, I think this also applies to selling your home.
If you are negative, you won't do the things to your home to get it sold quickly, like keep it clean, pricing it right, and just the doing the little things that it takes to sell a home. When you are positive you have a happier outlook on … (14 comments)
