The easiest thing to do when you take a listing...is exactly that..Take it...use your laptop or a binder of information you have prepared about the market...the comparable listings that you have found...and your unique and thorough marketing plan that will WoW Buyers and agents with multiple offers being the result.
  The Sellers are excited...You are excited and can't wait to begin the pre-marketing that will propel the listing to the top of the "most wanted" charts.

.  Every woman has their favorite...hair stylist a/k/a Cosmetician Magician,  Masseuse....and the Pampering Princess....Nail Technician. I have been one of Ann's clients for years at TN Nails and appreciate her skill and always willing to get me an appointment on short notice. For
some reason...my not so regular schedule does not allow for setting a time in advance...and she well understand the demands of self employment. 
    Her manicures and pedicures are meant to be relaxing besides "glamourizing" your digits...and all of the above is exactly the service you get from this Lady and her staff.

We are spending the day today with anxious, pre approved Buyers who understand...as we have explained...this is a period of "thinventory" some of the listings we are seeing today are Day ONE on the market. Because we are careful to watch the "Delayed listing" (coming soon in some markets) we will be the first to see these new market entries. Our Buyers are prepared...and some have expanded their geographic perameters to be able to buy now. . The "easiest out" in selling a house is to  "imagine" that the Buyers want to replace the....roof, carpet, deck boards..counters...re-paint...repair...whatever the mechanical or cosmetic part of the house. 
   In our experience....and in some cases  the "added experience" of the insurance company, the mortgage lender...and yes, the Buyers...they not only do not want replace "it"...."it" is not permitted.

  I felt as though I had slipped quietly back a decade .....as I read the description of a property that said $X would be credited at closing for decorating...'Really ?  Oh Yicks !  Do buyers and agents really KNOW what whatever changes they want to make cost ?   Not usually....sometimes they don't realize what they could be...they just know it isn't"their house"...and that can be for lots of reasons from a choice of colors to over cluttered rooms that appear too small.

    When we list a property  we look inside and out....and ask all the questions that we know as experienced agents, Buyers will ask....from the age of the roof to the "has there  ever been any water in the basement"  kind of mechanical/maintenance questions...to advising on issues of decluttering and depersonalizing a home....the "home" now needs to be a HOUSE !

    Part of our preparation for the sale of a home is an inside out examination of the property. We  tell the Sellers that while  David  is not an  inspector, he has a background in construction....and  we look at the interior to "de-personalize", de-clutter,  suggest some other details that give the home more eye appeal before putting it on the market.

   As we tour homes with Buyers we observe lots of different features in a home.   David concentrates on the construction and mechanical aspects and I look at the layout, decor...let my imagination sore as I imagine what I would do differently with the house that the Sellers did not. Sometimes  I wonder....was it fear that caused the listing agent not to tell the Sellers....that.....

   We are often asked to review a listing that another agent has ...sometimes due to our divorce niche and sometimes because one of our purple envelope loyal and wonderful business or client sphere members has suggested that we offer a second opinion to a friend or neighbor who is trying to sell their house without success.

   In no particular order….here are the BIG FOUR reasons you need to look at when you list/sell your home.
  - Location –Not much you can do about that you say…it is where it is…true enough ! But who knows that ?  Is there a sign on the lawn ? Are there directional signs to the property ? Is it listed in MLS with easy to understand directions ?  What internet presence has your agent given your listing ?
