Can a home buyer get a loan in a condo association?
 
That may depend on many factors.
1. Whether the condo is FHA approved
2. The current financial situation of the HOA
3. Recent assessments that could affect the financial stability of the community
4. At least 10% of the annual budget must be placed in a condominium reserve account
5. The amount of rented vs owner occupied units 
 
For the best advice possible, talk to an experienced, well versed lender to gain the necessary information to move forward. It is in the best interests of home buyers to ask the right questions to the appropriate professionals.
