There has been some discussion regarding out-of-area agents bringing clients down to southern Utah to purchase instead of referring them to local agents. Some local REALTORS disagree with this practice and may be reluctant to show their listings.
After listening to the argument, one thing is certain...
A listing agent’s duty and responsibility is to the seller to get the property SOLD! It is not up to the agent to decide who can view the property no more than who purchases the property. It is unethical and a grave disservice to clients to close the … (27 comments)

I’ve decided to take down yesterday’s post What's MINE is MINE and I WANT YOURS TOO! for the following reasons:

Last night was AMAZING as 82 people gathered together in celebration and to give thanks for the successful business we experienced this year! Real estate agents far exceeded the goal of $80M in sales volume; they sold 485 homes in Southern Utah and have hit the $95M mark! We still have transactions in progress as I write this post.

I asked him, "Why not refer clients to a local agent?" He said his clients would be purchasing multiple properties and he wanted to be closely involved.

An inspection report is not a guarantee for repairs.
A home inspection is a thorough report based on condition of property, not necessarily a repair list for the seller. Many buyers assume that just because a defect is found, the seller will automatically call a contractor and wallah, repairs done!
Not so.
I received an e-mail with a list from the buyer agent and was informed the buyer would walk IF the problems were not corrected. A whole $150.00 worth of repairs!

When searching for homes with clients, one of the subjects we discuss is creating an exit strategy; whether the property they buy now will yield optimum results for them further down the road.
Based on my experience as an agent, a 3 bedroom, 2 bath, 2 car garage home is more desirable in the southern Utah area than say a 2 bedroom, 1.5 bath with a carport. Boy! Did I get a "Wake up Call" this morning! I was trying to sleep in a little this morning and instead got a "Wake Up Call!" And the great news is...we have A-N  A-C-C-E-P-T-E-D  O-F-F-E-R! Exciting news! I jumped right up, grabbed a cup of coffee, turned on the computer, grabbed the phone, was poised to call my client...and then... ...looked at the clock...7:00 a.m. it read... I just lost a sale and am GLAD!  
My clients found the perfect home in their price range on a golf course. We submitted the offer and the bank accepted it in one day. Yes, only one day! I ordered the geotechnical report from a local soils engineer firm to give to the inspector and my clients more information regarding the area.
As we began the due diligence process, the inspector sent his results to the buyers, noting moisture in the crawlspace. Even I know that is unusual as there should be dry ground in such an area.

One of my clients built this little birdhouse as a show of appreciation for a job well done. After taking several photos, I created a greeting card that is now send out to clients and potential clients as a way to stay in touch. What a constant reminder of his kindness and the unexpectedness of receiving a thoughtful gift that keeps giving!

While searching out new clients this year, please be sure to remember existing clients that have sent referrals, given their trust and need nurturing. People who have done business with you will provide more business if you keep in touch with them. If you fall off the earth like so many agents do, then you get what you deserve...Nothing!
