wandakubatnerdin: NEED a Tree Doctor? Call Arbor Tech in St. George, Utah! - 08/28/10 08:17 AM

NEED a Tree Doctor? Call Arbor Tech in St. George, Utah!
While on route to the Prado & Kramer Real Estate office Monday morning, I noticed two huge trees on Tabernacle Street had several branches split, almost laying to the ground. Strong winds had come through the night before and I thought, what a shame! As I drove back by a few hours later, one of the trees was completely GONE! I was curious...So I stopped and spoke with the people in charge.
The State of Utah conducted an inspection of numerous trees in downtown St. George, Utah and decided that 11 needed … (7 comments)

wandakubatnerdin: Everything it its place? No guarantees here. - 08/25/10 10:32 AM

Everything it its place? No guarantees here.
When taking on a listing with an active family, I set realistic expectations regarding ‘everything in its place' so the household members are able to still move about freely in their home.
The basics include:
Clean floors throughout Furniture dust-free Beds to be made No unpleasant smells Dirty clothes in laundry room De-clutter countertops Clean closets Clean windows & sills Maintain the yards Allow the home to be shown in a timely manner It is oftentime difficult for people who have children to keep their homes at ‘show quality' but a little effort … (17 comments)

Know it all AND do it all?

An out-of-area real estate agent called me as she was coming down from Salt Lake City. She asked if I was available to open doors to several homes for her clients since her electronic key didn't work here in southern Utah. I told her I was not available.

She went on to say, "I wish there was just one Multiple Listing Service across the state so I would have access to all selling areas."

I said, "Personally, I hope that never happens." I would not consider representing my clients in selling / buying in Salt Lake City, it's 4 hours away! Even though I am … (67 comments)

Speechless Sunday (almost!): Lotta lava!

While golfing at scenic Sunbrook Golf Course, in St. George, Utah I paused to take in the surrounding beauty and thought this would be a great shot of the lava field running parallel to the fairway. Southern Utah is also known for its many inactive volcanoes that, at one time in history, overflowed, leaving these vast lava beds throughout the area.
The deep black color of the lava contrasts greatly with the green of the fairway and is decorative in its natural state. There are several lava fields among the homes built here as well. I … (13 comments)

What goes up may not come down! As in this case!

A beautiful, custom-built 3,000 square foot home was scheduled for auction in several weeks, the starting bid set at $25,000.00. The interior boasted granite countertops, gas fireplaces, city-scape kitchen cabinetry, jetted tub and ceramic tile.

Now that being noted, I received a phone call from an interested party asking, "Do you think the bank will accept $25K if the bid goes no higher than that?" My answer was simply "No". I was then asked my opinion on how much it would sell for. I replied, be prepared to "GO HIGH!" because once the price starts going up, it will not come back down. Plus … (47 comments)

wandakubatnerdin: Wordless Wednesday (almost!): Not to be overlooked! - 08/11/10 02:16 AM

After driving the ball from the ladies tee on the 3rd hole at Dixie Red Hills Golf Course in St. George, Utah, I came around this natural rock formation and took a double take.
Can you see the face in this beautiful jutting red rock cliff overlook? I can. But I also know that I have quite an active imagination!
Happy Wednesday to you all!

wandakubatnerdin: Feed me back form. Use it! - 08/10/10 07:47 AM
Feed me back form. Use it!
When holding an Open House or showcasing a residential listing for your local Board Tour, it's a great idea to have a feedback form.
Do you have one?
It is a form that REALTORS® may use to notify their seller regarding the opinions of fellow agents or the general public.
We use this form at Prado & Kramer Real Estate in St. George, Utah, as a means to a recommended price reduction or to show where improvements can be made on a property.
It is a subtle, objective way to get information directly to your clients without your input and … (13 comments)

The SELLER pays commissions, did grandpa tell her THAT?

A potential buyer called and mentioned she was interested in a listing on my web site: www.buynsellutah.com and wanted more information. I thought it's working! I am finally driving traffic to the site!

She began to ask questions that were lender driven so I gave her the name and number of a very qualified mortgage person. I later followed up with the lender regarding their phone conversation.

The woman told her she had no intention of hiring a real estate agent that she was going to do it all by herself, saying her grandpa had bought and sold … (125 comments)

wandakubatnerdin: Speechless Sunday (almost!): HOLE-IN-ONE! - 08/08/10 07:11 AM
Saturday, three friends and I golfed at Dixie Red Hills Golf Course, a local favorite 9-hole course in St. George, Utah. The day was overcast, a bit windy but provided a cool alternative to days previously spent in 3-digit temperatures.

After a few quick lessons on chipping, we were on our way to a fantastic day of golf amid the red rocks bluffs and jutting cliffs and green fairways offering the most spectacular views!

We had some fantastic drives...putts and chip ins.

As we made our way from one hole to the other.

And then came the HOLE-IN-ONE! What … (20 comments)

Thankful Thursdays: Much to be grateful for encore!

Here is an update of our garden here in sunny southern Utah  and as most of you know, we planted over 40 varieties of fruits and vegetables. So far, we have had a bumper crop of zucchini, crook neck squash, green beans, snow peas, peppers, artichokes and strawberries! We had so much that we were able to take several grocery bags to numerous friends, family and co-workers.
We had a cucumber, Roma tomato and fresh mozzarella salad sprinkled with olive oil and garlic wine vinegar last night for … (31 comments)

wandakubatnerdin: Covenants, conditions and restrictions RULE! - 08/03/10 11:53 AM
Covenants, conditions and restrictions RULE!
Obtaining & reading a copy of the CC&Rs can be very rewarding prior to submitting an offer in communities in which you are not familiar and could possibly save you money in the long run!
Example: An agent sold a condominium to a client with the understanding that dogs were allowed in the community. The transaction closed and as the woman was moving in, dog in arms, was told that her little pooch was indeed a violation of the current CC&Rs.
Uh-oh! What a costly mistake!
Misunderstandings are just that but when the responsibility lies on your … (16 comments)

Defensive Back-to-School Driving: You will be T-E-S-T-E-D!
What time of year is it?
That's right! Back-to-School time!
Now that summer is nearing an end, school will be starting for many students in the next couple of weeks. Some things to take into consideration to prepare for this momentous occasion are:
Phone off / no texting More traffic on the road Posted 20 mph speed limits Leaving a little earlier from home People jaywalking in between crosswalks Bicyclers weaving in and out of travelling cars STOPPING when the bus's red flashing lights come on People in cars pulling out in front of you … (14 comments)

Motivational Monday: Try, try again!

While my children were growing up, I always told them if they wanted to be good at something to practice, practice, practice. Simple advice that has served them well!
Yesterday, my son wanted me to watch him as he attempted his first back-flip on the trampoline. After many failed attempts, with fear of failure driving him forward, HE DID IT!

Little did I know that he had been preparing himself for this event prior to this point, I would have gladly sat there for 5 hours if that's what it took for him to accomplish his goal.

The same Try, try again … (19 comments)
