real estate ethics: Do You Have Right to Advertise Another Agents Listing? - 06/07/10 02:55 PM
First of all, let me say this is not about IDX or broker reciprocity.  This subject is more about social media postings.   Routinely I notice on online social media real estate marketing agents showing pictures of other agents listings, and Blog about the listing with all the details as if it were there own.  I often wonder does the real listing agent know this is occurring.  For a consumer if they look at the post quickly, it will appear as if it is the listing of the poster...it is not!  That is very deceptive to the public and may violate state real estate license law, and or local MLS … (48 comments)

real estate ethics: But you HAVE TO help me - 02/21/10 11:38 PM
I may have touched upon this subject before and it is occurring again with greater frequency.  I got a call this morning from a frantic buyer who wanted to see a listing RIGHT NOW.  She never mentioned she had an agent, but the second she gave me the mulitlist number, I knew she did.  I returned her call but got put into voicemail.  Four hours later, her "agent" called.  It was 4:15 and she just finished her day at her job in downtown Atlanta and wanted me to race over to my listing and let her buyers in.  I explained I … (39 comments)

real estate ethics: Wasting Time at the Expense of Others - A Real Estate Passtime? - 06/27/09 02:12 PM
I read an interesting article recently that talked about real estate agents that really just do not get it. Many of their actions are self defeating to say the least.  They spend a lot of unproductive time needlessly pursuing businesses that is totally counterproductive.  They will list overpriced homes that they will never sell.  These are so improperly price that no other seasoned agent will show, it will not appraise if they do get an offer.  We cannot compensate in price when sellers are upside down.  These agents will work short sales for months while the odds are probably 20-to-1 that it will never close … (13 comments)

real estate ethics: Double Dipping and Doing the Right Thing! - 11/11/08 01:49 AM
Every agent in real estate occasionally is blessed to sell a home and get both sides of the deal, but what about the agent that does this all the time?  There is something wrong with this.  I'm sorry, but the longer I am in real estate the one thing that gets me crazy are unethical agents. Listing agents that double dip and push away better offers because they want to get both sides of the deal.  It is sickening, self serving, unethical and may sometimes be illegal.  I have had several run ins with other agents both personally and professionally that … (36 comments)

real estate ethics: Real Estate is About Providing Solutions. Are You Doing Your Job? - 05/04/08 07:25 AM
A successful real estate carreer is more about life and serving the needs of others than it is about deals.  All too often in real estate the needs of the Realtors are placed before their clients.  Instead of referring to our homeowners or first time homebuyers, it is very common in real estate to hear them referred to as "sides" "units" or deals!"  How impersonal can you get?  Buyers and sellers are referred to as units of production for your income, as opposed to individuals with needs.  Over the years we've assisted families and clients buy their first home when getting married, or … (22 comments)

real estate ethics: 7 Deadly Sins of Commerce and Business - 03/29/08 01:47 PM
When we think of our business and how real estate agents are viewed, there is obviously some reason for the reputation our industry has earned.  Sub-prime, over priced homes, falling home values, upside down sellers, bad advice makes you really stop and think about ethics, morals and real empathy in our industry.  The real fix always starts with ourselves.  Doing the right thing at every chnace we get builds our self esteem in a good way!  People that we work wiht take notice of this and a by product may be repeat or referred business!  That is a great compliment!  We … (20 comments)

real estate ethics: What was the real estate agent thinking when they wrote this contract? - 07/19/07 12:19 AM
Ever read a contract that was so bad that every hair on you head stood on edge?  With loads of new unsupervised agents in all our marketplaces it really pays to try to read contracts a second or third time to make sure you are presenting a real contract to your buyer / seller.  As real estate agents, we really are serving the needs of our buyers and sellers, and we must make every effort to make sure we are looking after their best interests.  It is the right thing to do, it is also the ethical thing to do!

real estate ethics: Twinkies are Really a White Meat!" Some Believe What they Want to Believe! - 06/28/07 02:49 PM
"Twinkies are  really a white meat!" Some people believe what hey want to believe. Because I am buying a home I am entitled to this...this is what I want!  The seller should have known I wanted a warranty and I am not closing until I get one.  There are always buyers, agents and brokers in real estate that when you try to explain something to them, their pat answer is..."Look, I've been byuying and selling real estate before you were born...that is not how you do it, and that is not what the contract really means!"  Even if they are totally … (22 comments)

real estate ethics: Why are You Making Trouble? - 04/30/07 09:10 PM
First of all there ought to be a law against this!  Have you ever had a deal where the other agent never does anything? They do not return the calls, never get you the signed copies of the contracts, the attorney is constantly calling you to get some needed information from the other side of the transaction and so on...!  (Forgive me but it gets old!)  Finally you get to closing, no help to the other side, and there are some major hurdles.  Not the ordinary things big things!  Major encroachments on the sellers property, IRS tax liens that are as … (59 comments)

real estate ethics: My Agent is Busy Can You Show Me Some Homes? - 04/22/07 04:35 AM
The phrase "My Agent is Busy Can You Show Me Some Homes?" is becoming more and more common since we started using IDX.  Instant access to view a sampling of homes for sale on-line has brought out the home buyers, and the tire kickers in droves.  Many of the callers even if they do not come out and say they have an agent right away, when qualifying them it just kind of slips out!  "I already have an agent!"  When you ask them to have their agent show them, they will give you excuses like, "My agent is very important, she … (146 comments)

real estate ethics: When You are Unavailable, Do You have Someone Cover for You? - 02/23/07 07:11 PM
In the last year or so we have been receiving a lot of calls from our website from web viewers that tell us their agents are inaccessible, working or on vacation and want us to show a listing that we have already identified as not being one of our listings.  We can explain Broker reciprocity, IDX etc...and that their agents should be showing the listings, or have another agent or their broker covering for them. We normally tell them to contact their agent and ask who is covering for them.
Whenever we travel, we do make arrangements for someone to cover … (29 comments)

real estate ethics: Part-timers killing the real estate profession! No Accountability! - 02/05/07 12:14 PM
Do you remember when you first interviewed any broker?  The broker was the ultimate professional, upstanding, ethical, the epitome of integrity. They informed you they were there to see you succeed in your new career.  Every resource they had was at your disposal, and they were only a phone call away. Their office was nothing but full time real estate professionals...just like you. "No part-timers here!" But anytime you ever call anyone all you get is static recorded voice messages. No one ever gets back to you!  Not in your office or any office! So what happened? All the brokers seem to … (129 comments)
