Anecdotally, in southwest Broward, the only people selling are those in distress, foreclosures.  If a regular seller has actually listed their home, I suspect there's a hidden financial hardship--not to the point of short selling, but an urgency just the same.  No one seems to be selling just because they want to move.

We had a Regional Sales Meeting today and our Title Company reported that 46% of their sales are short sales. If you don't have to sell, it's not the best time.

You are so right...south WEST Florida is in distress and the deals are out there...if you want to live WEST... most of my buyers are looking for distressed properties on the beach...they are just not there.
