If you have purchased a home you have been required by your lender to provide title insurance.

That mystery thing called title insurance that seems to be a big cost can save you a lot of money when ownership or other property issues arise from a purchase.

The other words that are rarely talked about is the chain of title.  This means the title company looks at the previous owners to make sure your ownership in the property is transferred clearly to you.  The lender wants to make sure you have ownership too since you are using the home and land as collateral for the purchase.

I always recommend title insurance.  Not only is it about the "chain of title" but the enhaced policy offers even great protection.. eg. forgery, failure to notify beneficiaries  etc.

Gary - That's a very informative post!  I have been in this business 27 years, and have NEVER closed a transaction without title insurance.  There have bee 3 instances in those years that I was really glad it was in place.

Hi Joan, I can say not having title insurance is like a high rise without an elevator.  It just doesn't make sense.  The value of protection versus the cost isn't worth talking about.  Thanks for the comments Joan.

Gary, I had some clients buying a foreclosure and since they were paying cash they did not want to buy a title policy.  I told them I would require them to sign something saying that I recommended they buy it.  I guess that did it they bought the title policty.  You just never know what could happen without it.  I just think that could be a VERY costly mistake.
