Four doors and several miles ago, my clients, in order to
find a more perfect deal, hesitated on a great deal. Wanting to wait for a more
perfect union within their minds, they waited three days to say:

“We want to write an offer”.

Calling the listing agent revealed what I had consistently told them:

“If the house fills all your desires, and is within your budget, and
you really, really like it…place an offer on it. He or she, who hesitates,
watches that perfectly great house sail away.”

They shrieked when I told them the house was no longer available. They asked: “Why did we not know others were interested?”

My response was the usual when clients are slow to react. “Good homes will sell. If you wait, someone else will buy it. Remember when I told you : Sleeping on this one too long will cause heartburn..." ..Well here’s some Tums.

The free market system allows many things. It primarily allows offers to be considered when they arrive. I present an analogy to remorseful buyers by reversing roles in asking, “If you were a seller, and you received a solid offer…would you hesitate?”

The answer is obvious.

So my advice to home shoppers is to be proactive. If you find the home that is perfect for you…the odds are that there is another buyer out there with the same thoughts.

He who writes the first check, wins.

Granted there are many homes to choose from in this present market, and many homes have been gleaned over. The cream always rises to the top.

I  am suffering from this. I have buyers who wont buy and complain constantly about not having a home (LOL).

Claude - It really is strange.  A home can sit for months with no offers and suddenly three offers come in during the same week.  I agree...if a buyer sees what he wants, he should make the move and don't look back.

C- Nothing motivates more than when buyers lose the house they waffled on. Fear of losing another should be motivating. (I do smile at the thought of a complainer who won't buy :))

Kent - Price it right and they will buy it. And if your buyers don't buy it sombody else will. It is interesting when a house is priced right that it after a little aging on the market multiple offers come in at once

This is such great advice, and I think that all too often they think we are telling Real Estate's Big Lie when we point out that, ya snooze, ya loose!  Next time they won't snooze!

I've had a handful of clients that found a home they really liked and let it slip away. I know when we say that it might not last on the market, it sounds like a sales tactic. But I know several people who have realized that some times we are serious.
