For the period of January-August 2008 there were 132 condos sold with an average list price of $231,810, average sales price of $221,558, a median sales price of $200,000 an average days on market of 94 days with a 95% sale price to list price ratio.

For the period of January-August 2009 there were 95 condow sold with an average list price of $215,309, average sales price of $203,560 a median sales price of $189,000, an average days on market of 90 days with a 94% sales price to list price ratio.

In reviewing this comparison of year to year market data, there has been a considerable decrease in the average sales price and average median sales price indicating a continued weakness in the real estate market. The number of condos sold saw a significant decline year over year and the average days on market decreasing slightly. The average sale price to list price year to year also shows a slight decrease..

Donna this is a good market report.  I'm in the process of doing some new ones so it's helpful to look at what other folks are doing.   Do you think you've hit your bottom?  We have here with the lower end market (under 250).  We're now seeing price increases - nothin major - but at least it's going back up.

Anna - Thanks.  I'd have to say after looking at the activity over the past few months we're pretty close if not there yet primarily in that lower end market.  We're starting to see signs albeit slight of prices starting to inch up a bit. It will be interesting to see how it continues to trend through the fall and winter season.

Bill - While sales are way off last year's pace it's nice to see that we're beginning to see a slight recovery in the Branford Condo market
