October in Franklin. The air is getting crisp. The leaves are changing. And, there's tons of things to do in Historic Franklin - including Pumpkinfest, the Ghosts & Gore Tour and many, many other events throughout Franklin.
As of October 31, 2009, there were:
- 983 active listings ranging in price from $80,000 - $38,000,000 (down from 1073 listings!);
- 41 contracts went pending ranging from $119,900 - $1,299,500;
- 102 closings ranging from $107,500 - $1,644,000 (up from 82 closings!!!)
Months Supply of Homes on Market = 10.04 (down from 13!)
Franklin did very well in October. The supply of homes dropped from over 13 months to just 10 months when over 200 listings went off the market. Only 102 sold, so that means over 100 people have taken their homes off the market. Whether that is good or bad is up to the seller's still on the market - you have 100 less people to compete with, but if you aren't in that top percentage, you're still looking at almost a year!
So far, to date, 12 of the pending listings have sold giving November a good start! Keep in mind, though, as we head into the holidays, real estate sales tend to slow down.
