The answer is, it depends. But when you set out to purchase a home in the Santa Clarita Valley, you will find yourself asking your real estate agent, as the close of escrow draws near, "when is the final walk through?"
Typically, the final walk through of your new home purchase will take place within the last 5 days of escrow. It can be done earlier, if agreed upon with the listing side of the transaction, and you could even waive your right to the final walk through.
The purpose of the final walk through is to satisfy the Buyer regarding the condition of the property being purchased. The final walk through however, is NOT a contingency of the purchase and sale, unless otherwise agreed.

This is very similar to the form that you will need to sign once you are ready to do your very own final verification of property condition, if you're buying a home in California.
In the event some sort of damage to the property being purchased, is realized at the final walk through, prior to the close of escrow, this form, and the walk through itself will help those issues get noted, and hopefully addressed.
