The following report is for Northwest Allen County (mls al01) containing the townships of Eel river, Perry and Lake for the month ending November 30th, 2009. Some of the year over year comparisions for November of 2008 are larger than other year over year comparisons due to the fact that November of 2008 had quite a number of fewer homes sold during the month, an anomoly in my opinion but making comparisions more difficult nonetheless.

Median sales price was $132,000 an 18% drop year over year and a 4% drop since last month
Median Square Foot for homes sold in November was 1920 a 4% drop year over year and relatively unchanged since October
Median Days on Market for Homes Sold in November was 56 a 20% increase year over year and a 3% increase since October.
Number of Homes sold in November was 49 which is a 88% increase year over year and only 1 more sold than last month.
While comparisons are difficult for this time period due to external factors that have influenced the market, there is still a decline in home values year over year in the Northwest area. While I wouldn't generally say that it's as significant as the November numbers would indicate, we'll have to wait and see what the coming months bring us. I am hopeful that people who are able to, will take advantage of the first time homebuyers tax credit extension for up to $8,000 and the NEW current home owners tax credit for up to $6,500.

Northwest Allen County is a great place to call home with great local shopping, dining, entertainment and most importantly affordability.
