Selling Your Home on Long Island - Why Didn't The Internet Marketing Plan Work?

I see so many expired and withdrawn listings on the Multiple Listing Service Long Island and it's almost always the same reason: lack of Internet marketing.

How do I know? I can tell by the agency that listed the home in the first place. As Realtors, we have to know who our competition is.

So, you saved 1 or 2% and at what cost? The cost is the fact that your home didn't sell. Was it worth it to you? Most likely not.

Maybe you didn't know enough to ask the right questions. With 90% percent of buyers utilizing the Internet for their home search, a few websites is not enough to market your home anymore.

Coldwell Banker has over 12 websites alone. Then there is our local MLS, New York Times. com, Trulia.com, OpenHouse.com, Realtor.com, IHT.com, and WorldProperties.com. If you have a luxury home, then your home will be on the above sites plus ColdwellBankerPreviews.com.

As a Realtor, I also have my own website with Coldwell Banker, my ActiveRain blog and I'm currently working on a new website to better service my clients.

When marketing your home to sell, less is more is not an option. Think about it.

Hi Karen, thank you. All the major brokerages recognize this. It's the smaller agencies in my area that do not have the money to have the websites we all do. I really think homeowners do not ask or do not know the right questions to ask. It's always good to have real estate choices and when they are informed, they can make the decisions based on their needs.

Jackie, You're right, homeowners do not realize this.  I know this from speaking to people preparing to sell...some don't even think they need a professional Real Estate Agent.  I can only give them advice and hope they take it!  I DO always ask them to look at the internet and that they are willing to do.

Hi Carole, 93% of people who try to sell on their own, end up going to a Realtor. The Internet is sometimes the best place to start. I use Google for everything, lol. :)

Jackie:  I still meet sellers who want newspaper ads.  I then ask them, "What papers are you using in your new home search?"  When they say, "None,"  I ask them why they think someone else is looking there if they aren't.

Hi Chris Ann, I agree. There are some Realtors in my area that do use our local papers to advertise. It must work for them because they are full page ads and those are about $1500.00 per week! :)

Hi Michael, A friend of mine went with another agent instead of me because they are going to save her lots and lots of money by charging them 2% if the house sells. That's a BIG if! :)
