Dear Seller, Your Home Won't Sell If It Is Overpriced!!!

I have had to make a couple of phone calls already this week with exactly that theme: Dear seller, your home won't sell if it is overpriced!!! Getting the seller to believe that is not always easy BUT if you submit statistics showing what has sold in the area and at what price AND what is on the market in the area and how THAT is priced, you stand a better chance of getting through.

In both cases with my sellers, prices have been lowered on similar homes and my sellers want to sell QUICKLY. That will only happen if they adjust their prices. Naturally, distressed properties are always priced lower, but the properties in question do NOT fall into that category.................SOOOO if my clients want to move on quickly they are going to have to adjust to the market in their neighborhoods.

There is so much increased activity right now that most of the lower priced homes in GOOD condition in both neighborhoods have moved. Increased closings means it is not the market, it is the price!

It is still difficult with some sellers to reduce the price after setting it, even if you have told them they are too high.

I turned downa  listing last ngiht for that exact reason- nad he asked me- can't we try it?  Easy for him to say- I am the one that will invest hours of my time with no positive outcome...  I politely declined...  Hen I tried to call a couple of new agents that might just want to get thier name out there a little bit- they declined too...

Too many agents will agree to the higher price requested by the seller to get the listing. They do the seller more harm than good but they get the listing. It hurts everyone involved in the end. Pricing right the 1st time is critical in todays market. You must be able to convince the seller and price it right.

Some sellers will always remain sellers at the right price. When the market moves down, it's easy to discover who is a true seller and who is simply wearing a seller's 'costume'

Joan - that is indeed true, but if the market has shifted they need to shift with it if they want to sell

Shanna - that is something I have had to do before too, but in this case their neighborhoods have shifted slightly lower and they have not - we are not talking large amounts but enough that if a buyer can have home a at 15k less they going to take it (if the two are approximately the same in condition and size).

Dan - indeed and that is the question!

Daniel- I agree totally on that. It just won't sell if overpriced!
