The seller doesn't care whose fault it is! Ever have a listing where everything starts off wrong? Fliers don't show, open houses get no attention, lowball offers pour in? Yep....they are killer. I have one right now that is really annoying me. Wonderful clients, great home...and every aspect of the background work is failing me.

1) A flyer company I've used for years didn't get the flyers to the property on time.
2) An Open House had no showings, none of the agents I set up came
3) The MLS feed is not giving pictures to real estate sites properly (Trulia, Zillow, Realtor.com, etc)
4) I ordered extra signs a week ago and still don't have them (need one extra for back of home)

Ugh...9 out of 10 listings start smoothly, then one has it all go wrong.

Not my fault....but all my fault. I have to work twice as hard on this listing to regain my professional reputation. I have to re-evaluate my vendors. I need to do twice as much advertising and twice as many open houses.....no problem! My reputation is my business!!

Let me say that again....... MY REPUTATION IS MY BUSINESS!!!! 

That's what I have to offer....so I will work twice as hard and get this listing my full attention. At the end of the day, I am responsible for the sum of the parts of my team and my vendors.

Oh yeah, there are the ones where if something can go wrong, it WILL go wrong.  A good sense of humor and a few laughs with your clients can sometimes cure that.  Maybe they would like a nice bottle of wine for dinner?

The good news is this doesn't happen often. I have a feeling your odds are much better than 9 out of 10....1 out of 200. It seems like once every 5 years or something goes wrong, terribly wrong with a listing.  And it's usually cause somebody dropped the ball - which is always a good time to turn the boat around and get it going in the right direction.
