One of the most important issues to most of the homeowners I speak with is where their home will be visible online. 

Maximum exposure is on their minds!

Is it in a homeowner's best interest for their listing agent to opt out of sharing on IDX* websites? 

I've noticed a trend in my area where some agents are not sharing their listings on IDX.  Is it an over site on their behalf while entering the property in the MLS [Multiple Listings Service] or is it a strategy not to share their listings with other REALTORS who quite possibly have a more vibrant online strategy and utilize the IDX to drive business to their own websites?

I believe that it's in the best interest of the homeowner to have as much exposure online as possible.

Restricting access to information is over.

What is IDX:  

IDX stands for Internet Data Exchange.  It is the only NAR [National Association of REALTORS] approved method for REALTORS to advertise other broker's listings on their websites, it credits the listing Broker, but allows another Broker/Agent to share the property listing on their website.

Maine listings on the idx are shared, framed on other brokers sites. Selling the property with full throttle exposure the key and idx is not the only media stream to harness, direct, beef up. Your buyer for real estate is not just local anymore and blog posts, video embeds, helpful community link propaganda bring results big time.

In Maryland the seller gets to choose whether they want their listing displayed on the internet. I always recommend the broadest coverage. If you're trying to sell...anything else just doesn't make sense.

Andrew - Couldn't agree with you more, buyers are not just local anymore. 

Rich - Sellers here also have the option to display on the Internet and to share on the IDX...  It's just good business to cast the widest net for buyers.

I'm not sure why anyone would not want as much exposure as possible.  Maybe someone is trying to double dip on a commission like in the good old days when you could just stick a sign in the yard and get tons of calls before it ever hit MLS?  Other Realtors were filing complaints because the house was for sale for a week before some listing agents actually put it in MLS.

Debbie, it does come as a surprise to me that agents would want that to happen. One of the advantages with listing with a REALTOR is the additional exposure.  Pretty shocking.

I found one like that the other day, of course it was the one I was trying to find on the mobile device I had.  Very frustrating when you're with a client!  Later I called the agent and explained to him about allowing IDX display and how it would benefit his seller... he was an agent from off island!  It was bank owned and I guess the banks don't do enough homework about who to list with.
