There are two sets of keywords you need to be made aware of....
The ones Google pays attention to -- are for the most part valid. Although lately you will notice a disclaimer on their free keyword tools as it pertains to accuracy.....
Here is one search we did for .... New York, Luxury Living Environments.....
near new york city | 60,500 | - | - | ||

These are great keywords... since we don't know any better we will use them in our campaigns. But I want you to pay attention to this next list.
Here is a list we pulled using a customized script that goes into the search engines and gets the WHOLE story. This is what your customers are looking for in addition to the luxury properties in the New York area. Notice that these are somewhat - non related. Yet, they are important....

craigslist new york city
new york city map
new york city hotels
new york city marathon
new york city subway
new york city restaurants
new york city ballet
new york city department of education
new york city board of education
new york city
Notice how these are not so much property related but are instead LIFESTYLE related. These keywords came up as a result of using the exact same keywords for our search. These complete the whole picture for your consumer. Google is omitting the lifestyle keywords in its master list and in fact.... not giving you the entire story.
Getting the whole story is important if you are going to sell. These extra keywords are also known as the latent semantic index..... and they are important to use as you promote your properties on the web.
