Home Staging, is it Really Necessary?

By
Home Stager with Stage It Atlanta

Some may argue that home staging is for homes in dire need of a face-lift.  Others firmly believe it is a marketing tool that this buyer's market can't live without.  The fact is that bypassing home staging is bypassing maximum sale price.  Let me say that again, forgo home staging & forgo the possibility for higher sales prices.  With falling property values, some may argue you can't afford not to stage.

The facts are indisputable, when preparing a home for the market home staging provides the highest return on investment.  Check out these statistics:

Low pricing, removal of clutter, a good cleaning and screwing in more light bulbs to replace the ones burned out long ago...with 20,000 dollar price tags on Northern Maine homes...that's all the staging you need. The price so low for $24,000, $25,000 is the "face card staging".

Hi Andrew - With prices like that, a budget-friendly staging just may be the fuel needed to spur a bidding war and increase the sales price.  Wishing you much success!

Impressive facts Janine, I encourage every seller client to invest in staging their home.  It helps them net more money and help them achieve a quicker sale.

The simple answer is YES! I'm convinced staging helps at all price points. In my opinion, the real question is; When should one hire a professional stager? On the lower end of the market, most Realtors can handle the basics as Andrew points out. But, as we move toward the higher prices it becomes a calculated business decision as to when one should hire a professional. All the statistics and my experience confirms staging is a worthwhile investment.

Hey Chris - Staging is just that - an investment.  I will continue singing the benefits of staging.  Most sellers truly appreciate the value when the see the end results of a staged home.  Thanks for stopping by!

Hello Clark, *putting on my unbiased hat* - If and when the decision is made to hire a professional stager, the investment will be maximized if staged prior to the home being placed on the market.  We all know new listings get the most traffic.   Thanks for the compliments and welcome.  The background scene is a sunset from the island where spent my childhood years.

Lol! Quite a shocker for a SF REA, eh David?  Light staging, warm colors, and some updates may be just the thing.  Staging is not yet a norm in our neck of the woods - but a far cry from unnecessary.  Those that get it - do it.

Is home staging necessary?   What a silly question!  Sure got my attention.  Great post Janine!

Janine, very good blog..  I believe staging is critical, especially in a military VA dominated market like the Fayetteville Market.. Often the homes are very sterile and sometimes cookie cutters, and need just a little "staging spice" to move the property to the forefront of the buyers....
