If you are Law Enforcement Officer, Teacher, Firefighter or an Emergency Medical Technician(EMT) you can buy a HUD foreclosed home for 50% off of the appraised value. This program is called the Good Neighbor Next Door Program. The 50% discount is like a 2nd mortgage that is forgiven after 3yrs. There are no payments like an normal mortgage, but if you sell the home before the 3yrs you will incur costs. For more information on this check out: 50% down payment.
For these professionals, the home must fall in the area that you work. Meaning a teacher must buy a home that falls in the jurisdiction that they teach in. Not every HUD home qualifies for this program. To find out which homes are available follow these simple directions:
- Go to: www.SouthwestAlliance.com ,
- Then click on: view property listings
- Then type on: select a state - Texas
- Then click search
- Then either you click and select the cities or Zip Code you want to look for homes in.
- Under Government Foreclosure Programs, select "GNND and Non Profit"
- Click on the Search Button
- A list of the available homes will appear
This program applies to HUD foreclosures in Texas. And keep in mind there may not be any available homes in your area, but keep checking as new homes appear often. Don't worry if you can not find a HUD home for sale that qualifies for this program, you can buy any HUD home for a down payment of $100. You will need to pay the listing price of the home.
