How You Respond To Buyer Feedback Will Determine How Fast You Sell Your House

Your response to buyer feedback will determine how fast you will sell your house.  Your house is a product for sale, and when buyers look at it and criticize it, you can't take it personally.

Karen Fiddler, a Realtor in Mission Viejo, California, wrote a great post this morning about agents calling for feedback on their listings.  I think Karen has a great message here.

 

If you can't handle the answer, then don't ask the question!

 

More importantly, from a home staging viewpoint...use the information you receive from agents after a showing to make your product more appealing to future potential buyers. 

Don't consider negative feedback a personal attack - consider it valuable insight and use that information to improve your property.  Correct the problem so it isn't an issue for the next potential buyer.

 

The best way to avoid negative feedback is to have your house "show ready" prior to listing.  

 

 A consult with a professional home stager will:

  1. Give you all the information you need to get your product market ready
  2. Spare you the negative feedback from potential buyers
  3. Decrease your odds of facing multiple price reductions

The negative aspects of your house will get addressed one way or another.

It will cost you a lot less to address the negative with a stager rather than a buyer.

Marianne:  Thank you!  Your mantra is a good one! 

Cynthia:  Even if they just say "it just wasn't the right fit" it would be helpful to the seller.  After every showing, the seller is anxious to hear what the buyer thought.

Michael:  In my opinion, you do nothing with that information.  But at least you know it's not something you need to act on.  Hearing those things at least tells you why an offer is not being made.  It's like closure.

Erica:  That's the feedback that is so valuable.  The message to make improvements has to finally sink in or the price has to get lower and lower.

I try to get the feed back via email if possible so I can forward to my clients in my Bimonthly "what buyers are saying about your home" email.

Great post Sharon and your so right on. Having feedback is what helps get a home sold. Sellers need to hear what other agents and potential buyers have to say and they heed their advice. But why not take that advice on putting your home in the best positive light in the market at the very beginning. Congrats on the feature!

Great post Sharon! When I have a new staging client who has been on the market a while one of the first things I ask them is what kind of feedback they have had. lot's of time they don't even know which is unfortunate...they SHOULD know!!!

In theory, the feedback Helps our sellers understand what might hold buyers back from making an offer. We need the feedback.

Bernadine:  Putting blinders on and ignoring feedback is only going to prolong the process.

Victor:   Having the feedback in writing is helpful...the written word can be more powerful than the spoken sometimes.

Great points made here about the importance of how the property looks.  Before we take photos and place a property Active in the MLS the Seller is required to get the property "Ready for Showtime" and notify us in writing that this is as good as it's going to get!

It’s so difficult to get any feedback from buyers, and I kind of understand that. You don’t want to give too much feedback that gives the sellers an advantage just in case your own buying clients come back and decide to make an offer on it.

Super post Sharon, I am a pest about feedback...that's why I tell potential clients and agents that it saves a lot of grief getting a Stager in early because if they do their job right they are OVER critical and save the seller lots of grief and perceived insult:)  Sometimes getting feedback is like pulling teeth.  I experienced this when selling a couple of my own homes, probably the agent didn't want to hurt our feelings LOL

Ana:  It can be very awkward and uncomfortable for agents to discuss sensitive issues regarding odor and cleanliness with sellers.  Having another person on the team to do this part of the job can make it easier for everyone.
