Just a quick funny for all of us who tend to run back over a listing...when we did not get the listing in the first place because we were HONEST ABOUT VALUES....

Went and interviewed for the listing, I told them list at $375K 8+ Months ago...SELLERS DID NOT LISTEN TO ME AND INSTEAD, LISTED WITH ANOTHER AGENT WHO DID LIST IT AT "THEIR IMAGINARY PRICE OF WHAT THEY THOUGHT THEY SHOULD GET OUT OF THE HOME"....

...TODAY, WHILE LOOKING AT A SEARCH FOR BUYERS...WHAT DID I POP BACK OVER?

 YOU BETCHA, THAT SAME 'OL HOME THAT I DID NOT GET THE LISTING ON...STILL NOT AT THE PRICE I SUGGESTED, BUT I BET HE REMEMBERS ONE THING AS HIS HOME SITS ON THE MARKET...OUR CONVERSATION...

AND I QUOTE..."MR. SELLER; YOU CAN LIST IT AT $375K NOW, OUT OF THE GATE, AND I THINK YOUR HOME WILL SELL...OR 6+ MONTHS DOWN THE LINE YOU WILL REMEMBER THIS CONVERSTAION, BECAUSE MR. SELLER AT THE PRICE YOU ARE SUGGESTING; THIS HOME WILL SIT"...

...AND YES, HE HAD THE EQUITY TO LIST IT AT $375k...

Crazy stuff. Same with marketing and low buck fees. Go ahead and list it with the bargain basement guy . . . because you WILL get what you pay for.

In case of that house, at that dollar value, I'd imagine that they are racking up nice taxes and insurance and maintenance costs . . . so when it's all said and done and it sells for your valuation OR LESS because that magic 30 day window of freshness is long gone . . . they will see even less in their net.

Sometimes no matter how honest you are with a client they just don't hear you. This is happening a lot in my market as well and the same thing happens...the property just sits for months and months until they have finally done enough price reductions to have an actual sellable property.

Melissa ~ I track all of the listings that I didn't take, or who decided not to use me, over list price. I can justify this by saying that I want to know that I was right when I gave the pricing recommendation...but part of me watches just for the "I told you so". On listings I've turned down, I've only been wrong once over the past year.
