You Gotta Have Showings in Order for Them to Fall in Love!

A wise seller client of mine said this to me. 

"You gotta have showings in order for them to fall in love." 

Showings = Offers = The Seller Gets PaidI thought that statement was right on target. I had called about the status of the property and the recent showings, and my client thought, perhaps, I was calling with good news...an offer. But the good news was there were a couple of recent showings and a call from an agent who toured recently with a buyer to check on the status. 

Obviously, if no one is looking at your listing, there is a problem...more than one. Unless someone decides to buy from an on-line viewing, sight unseen, the home will sit there and you won't get any offers. 

Worse, no showings means a price issue in all likelihood.

But, whatever the reason, if there are no showings there will be no one to fall in love, and make an offer. 

A seller who realizes this, of course, opens the door for further discussion about positioning the home effectively in the market if showings are not occurring. 

Do YOUR sellers realize that "you gotta have showings in order for them to fall in love?"

Jeff, in my opinion the only thing more important that "showings" is the "offer", and as you pointed out, no "showings" most likely no "offers".  This also means that Sellers need to make sure that the house is not only available for "showings" but that it is ready as well.

Jeff, that's a great line!  I seem to attract sellers how really get it, and they don't mind getting out of the house on short notice.

Very true, Jeff.

However, I've been able to get a few buyers to lust after a house by pointing them to virtual tours with wide-angle photos that gave them the impression they were in the rooms.  And that led them to schedule a showing and drive a couple hundred miles to see the property in person.

Hi Jeff, 99% of the time when there are no showings it's a price issue, so you gotta have showings in order to get an offer! I wish all sellers would realize this! Have a great day!

Jeff, On the other hand we don't want showings that have absolutely NO chance of going anywhere.  Lots of pictures and descriptions, so if there's something that is TRULY a deal breaker for the buyer, at least they know.

Absolutely true, Jeff! Photos and tours are good but buyers distrust them because they can be edited.  No showings is a clear sign that the price must come down.

Eric - yep, a well-done website and virtual tour can make the difference.  So often that is not what you get, so no lusting.

Carol - so true. I'm always glad when sellers realize this, as the one I reference does.

BB - agreed. And I'm glad.

Liz and Bill - yep, the lookers who are not serious are a waste. As are the agents who bring them knowing so.

Irene - love the pic. And you're right. But better to have some photos than none, which we sometimes see.

Your point is right on...  NO Showings = NO Sells!  It all starts at the price and then the condition of the home.  If you have the best looking home (great online photos) for the best price you are sure to attract the attention of potential buyers who see the value and will want to make an offer before someone else does.

Hopefully, unrealistic sellers will get a "duh" moment when no one requests to view their home.  All things being equal, the price is the reason.  And that would not be the low price!

Jeff, This is so true. Online viewings are the appetizer to getting buyers to the home to fall in love. In this market, in my area, we are challenged with so many short sales … and the reality of lowering the price too low will not set realistic expectations with buyers. The lenders still want top dollar for short sales. I imagine your market has few short sales … which is good!
