There is significant value for an agent to provide open house events for new construction.  The model home gives a buyer the opportunity to roam through a home without any pressure to purchase.  It allows them time to sit and ponder over the features of that home and to enjoy the quality of the product as if they were living there.

It's more than a showingIt's an event that provides them with the chance to feel how they might live in that home.  They can linger for hours, and some do.  The longer they stay, the better the chance of them reserving a home.  I've had open house events where the visitors stayed for the entire event just to notice the reactions from other visitors. 

Other buyers' reactions have an influence on a buyer making the decision to reserve a home.  Seeing other potential buyers' positive reactions is reinforcement to purchase.  It's a green light from other potential buyers that the product is up to par according to their standards.

Open houes events are of great value when marketing new construction.  Visit an open house event in your area, and you'll appreciate the value of that offering.  It's quite different from a scheduled appointment with an agent to see a home.  It's relaxed and there is no pressure or time restriction.  If your buyer is in the middle of the road, a relaxed visit without any pressure may help them with their decisions.

An open house event is probably the best method of presenting a new property to the open market, and we continually provide them for our new construction and our resale homes.  For those buyers who are in the middle of the road, it helps them in their decision making.  Buyers who stay in the middle of the road will eventually get run over!!!

Barbara, I think open houses on new construction are great for buyers and for the builder to see the customer reactions. I have open houses when the sheetrock is up. I find that buyers enjoy see seeing the work in progress and if I have the builder present it is a great way for buyers to learn more about that builder.

You're right Barbara, the longer a potential client stays in the property, the more likely they are to purchase..hearing positive comments, especially from other buyers, can only re-inforce a decision to purchase.

As usual, I'm in agreement with you, Barbara.  Very few buyers can imagine a finished home when standing in front of a vacant lot.  An open house shows what the workmanship is like, as well as how the space will feel.
