More often found with buyer, tenant, and investor clients then those under contract as sellers.

Do You Have A Love Me Or Love Me Not Client?

Called capricious, erratic, doing things on a whim, unpredictable, flighty, mercurial, how about FICKLE?

They are this way cause they don't want to be pinned down, like to always have options and control and are extremely independent.

What will you see from these types often?

They don't return phone calls, they disappear all of a sudden, they can have great changes in mood over weeks, but most often in reality they are not bad people. JUST VERY DIFFERENT. They will go out of town and not tell you. They will change what they are looking for and it is complete news to you cause somehow you are supposed to be a mind reader. I do wish they would give you the crystal ball into their mind on DAY ONE when you meet them. Just know it is going to be a roller coaster ride with them, sometimes fun, sometimes highly frustrating. If you feel clueless, well you are, and I think they get enjoyment of you being in that state.

Life is interesting with the fickle ones, just know what you signed up for!!!

I think we all have clients that can test the patience of a saint. I've fortunate that not many of my clients fit in that category. You take the good with the bad, and don't take it personally.

Clients are all different and that is why we need to adapt in order to best communicate with them and understand their needs and yes ... quirky ways.

Oh...man, I needed this today, I have a client who is capricious and also has a huge ego who keeps stepping on his own...tail? And in the process complicating so many things in an already difficult transaction. Ahhh...I feel better just saying it and tomorrow plan to deal with it as it is ;-)

Gary... yes, I have had a few like this in the past. I liked how you laid this out and talked about it. Some people forget about common courtesy.. not sure why, but if we were all the same.. well, you get it. Good post.

Always on the mark and well written.

I heard a quote recently from Matt Jones on a webinar he did with Jennifer Allan to the effect that, "Buyers are Liars because we make them that way" (this is not reflection on wonderful agents here and around my market area, to me more  of a take on the proverbial rotten apple)... and it certainly gives one pause to think of some of the causes of this behavior among so many people.

The waning Buyers are perfectly suited to be fickle Gary.  The attitude is generated in the media then exacerbated by the multitude of associates attempting to woo them.  Where they go is fodder for another post though!
