~ Pay It Forward ~
We have several new agents in our office at any given time. What I like about having new agents around is they bring their enthusiasm into the office. Most are so willing to learn and jump right in. Sometimes the experienced agents can get 'tarnished' on this type of a market. But the new agents don't know any other market, so they have nothing to compare this market from any other market. They have a positive outlook and are eager to get their first listing or sale,
I had the opportunity to have a new agent accompany me on a recent listing appointment. I was going to a past client's home and the agent asked if she could tag along. I called my contact and it was okay with her. What I think is nice about this is, by having a new agent with me, it kept me on an 'A' game and sharp at the appointment. Sometimes we can get a little too comfortable with past clients and assume the business. I don't think we should, however it does happen.
We started the listing appointment by doing a walk through the house. I always walk through the property to take notes and have the seller point out the things she feels are possible selling features, things that have been changed or updated and for me to point out things that will need to be corrected or improved before putting the home on the market. I then had a conversation with the seller on her motivating factors such as why she is wanting to sell, where she would prefer to move and what her time frame was. I went over the market analysis on the sold properties, as well as the homes currently on the market which would be her competition. We talked about thecurrent market, her own neighborhood and how current homes for sale could impact the sale of her home and the best stategy for pricing her home based on her time frame for selling.
After the listing appointment when we left the home, I was able to answer the new agent's many questions, review some things she wasn't clear about. It was a good exprience for the new agent and a nice refresher for me. Would I ever do this again? Yes, in a heartbeat.
