Gaining Exposure For Your Home

As the real estate market enters a new phase where homes will take longer to sell and sell for less, sellers will need to have an edge over their competition. Absent just having the lowest price in the neighborhood what else can a seller do?

While pricing your home correctly is fundamental to a successful sale, there are many other factors which play into selling your home.

Getting Maximum Exposure for Your Home

Your home's exposure to the market is critical. The more buyers who know about your home the better the chances are of finding the right one. Buyers have many avenues today for finding out about homes for sale. No longer are listings filtered only though real estate agents. Buyers have access to listing data and for-sale-by-owners on the internet; how that information is presented on-line is as just as important as it being there.

Virtual tours are widely accepted as a way to allow buyers to get a feel for your home without having to drop what they are doing for an on-site visit. This makes more homes accessible to buyers translating into more choices. That's great news for buyers, but for sellers it increases their competition. All the more reason a seller's on-line presence has to be top notch. The downside to on-line exposure for sellers is it also gives buyers a way to exclude homes before they have been for a visit. If a virtual tour reveals a negative issue with your home, portrays it poorly, or what might be considered a major asset is not well presented-or overlooked altogether-buyers may choose to skip visiting your home. It's important to have excellent on-line presence or you may be doing more harm than good.

Knowing what buyers are looking for and how best to present it accurately and with market appeal is key to a sellers' success. A professional real estate agent can assist you in developing a marketing plan for your home. Locate agents on-line who are familiar with your local market intricacies and take a look at their work. If you hire them, that's what you'll be getting.
