Five Tips on Low Ball Offers

After viewing 47 homes, you've found the one of your dreams.  It's been on the market 7 days for $200,000 and is in perfect condition.  You ask your agent to write an offer for $150,000 with $3,000 of closing costs.  That my readers, is a low ball offerSad House

I know the Fishers Real Estate market is soft; ask any seller!  But here are my Top 5 Tidbits about Low Ball Offers:

  1. A low ball offer is considered to be anything under 90% of list price.  If you have a home that is $100,000 and you bid $92,000 with $3,000 of closing costs...it's a low ball offer because the net to the seller is $89,000.
  2. If a home is fairly priced (use a Fishers Real Estate Agent to help you determine that); then MIBOR, after running thousands of homes through an analysis, tells us that the home will sell for between 95 and 97% of list price.
  3. If a home is in great condition and just came on the market and is fully furnished with lots of food in the refrigerator; the sellers aren't going to entertain a low ball offer.
  4. Just because a home is a bank owned or short sale DOES NOT mean it is going to take a low ball offer; often they are priced to sell.  And my experience is that this is where you see highest and best asked for because they are priced to sell.
  5. Sellers are people and low ball offers can and will offend them; if you truly want the home...don't go there.

Am I saying they never work; no.  But know the market, know the listing history, know the motivation, use a Fishers Real Estate agent to navigate those waters.  As your Buyers Agent, I want you to be thrilled with the price you pay for the home.  I am an Accountant by background and negotiating on behalf of my client is what I do best.  So I can make it happen for you.  Just know the parameters and know that it won't work in many cases.

Hi Cindy, I have not met a listing agent yet, who likes to receive a "low ball" offer. It usually makes those sellers angry, and they may even choose not to even counter-offer, which is really what those low ballers are hoping the sellers will do.  Choosing a good buyer's agent, who knows the market, and can determine an accurate price for the home, will save those buyers a lot of negotiating time.

Cindy, we are seeing most of the Fannie Mae and HUD homes priced to sell at current market price for their condition,and they are now only taking offers at 95% plus of list price and the buyers that can't adjust to that are losing out on the offers. 

2009 and 2010 are behind us now!

Dorie...the problem is that they don't believe me..hence the post...

Jerry, I agree...but again I have lots of buyers that continue to want to try 80 to 85 % as their opening bids...

Hi Bruce...2011 still has issues here in the Indy area.  My days on market are longer than I would like and I am doing price reductions weekly, just did one today from $365,000 to $350,000...argh...

Cindy, There's QUITE the tightrope to be walked. Your area buyers need to get a VERY qualified agent like yourself to represent them if they have hopes of getting that supreme deal.

Oh Cindy what a really good post.  I am so disappointed with the number of low ball offers we are seeing people make.  Your post really nails it.  A properly priced home is going to sell for between 95% to 97% of list price and buyers who submit offers of  85% of list price are just digging a hole for themselves.  Great stuff.

Good post Cindy, I had missed it. I find that with some buyers who want to low-ball everything because it is a "Buyers Market" have to loose a home before making a fair value offer.

Cindy ~ so so true in any city.  A good agent will find the value of the home before writing an offer and educate the buyer.  I always tell the buyer to place themselves in the sellers shoes and would they accept their offer.

Cindy, great advice. After writing 3 low ball offers for my client, I asked him to find another agent. I couldn't face any more insulted sellers, especially the last ones, with an immaculate house and hope of finding someone who would love their house as much as they did.

Hmm... I have seen several reasons to offer less than asking. Often properties are still priced way high, which is a reason to do comps before making an offer and send it along.
