It has been some time since I wrote about my Probate Real Estate business as I have been so busy with the R/E and a new biz venture I partnered with in Dec.  This is truly an exciting time in my life after 37 years of real estate.   The probate business is going well (as always) and many of the Active Rain members have taken advantage of the discounted price launches I have done from time to time.   Will it's that time again. For those of you reading my blog on Probate Real Estate for the first time let me explain how this business has been a goldmine for me over the last 23+ years.    We have constant business helping estates with the real estate which needs to be sold to settle the estate.   Here is what we do.

1. We bring a Cash offer, "as is", close in 30 days if the estate will sell wholesale (many do folks). We use investors for the funds or transactional funding sources.

2. For those estates who need more net proceeds we will bring a retail buyer to them and earn a commission which is usually 4 to 6%.    The property never hits the MLS and our buyers buy without the competition many have on the open market.  We find our buyers online for free.  A Win/Win for all involved.

3. For those retail probate homes I don't have a buyer for I will list as I take the time to build a relationship with the petitioner (executor) from the initial contact through however long it takes to gain the listing.

4. For those probates who don't sell we FARM them and brand our name and company so when they do decide to sell we are usually the agent they will call.  Not all the time but a good percentage of the time.

5. Many times we are not going to receive the listing and we don't have a buyer so I pick up the phone and call a network agent I have established who works the area where the probate is located and ask if they have a buyer. Most of the times they do and we bring an offer from their buyer and split the commission which is a minimum of 4% to 6%.   

6. PROBATE SHORT SALES:  We have closed a number of probates which where short sales and not only earned a commission but was able to have the estate executor and attorney paid their normal fee even though it was a short sale.  The banks usually must play ball as this will end in a court order if they don't.

All we need is for an estate to raise their hand that they want to sell and we have many ways to earn.  Again we have been doing this for over 23 years and know the biz.    My program shows you everything you need.
