Two Questions You Must Answer BEFORE Listing Your House
Some of us are much more competitive than others. Some of us play to win while others play to participate or get the exercise. What is this I speak of? It could be golf, tennis or even track.
It could also be selling your home.
Real estate is a competition.
Successfully selling your home is work on the part of the seller and their Realtor®.
Recognizing this at the outset will put things in perspective and will help keep you focused.
No one puts their home on the market to just participate. Or do they?
If you want to sell your house in today's market, you must answer two questions before you list.
1. Who is your target buyer?
With your Realtor's help, based on their knowledge of your location and the size/style of your house, you must first determine who your target buyer is.
Market to that buyer's needs. Function of rooms, color choices, and furniture style and placement will all vary based on the age of your target buyer and whether they are single or have a family.
2. Who is your competition?
The competition is every seller in your area in the same price range. Do a MLS search of all the listings in your price range and see how they compare to your house. Once you know your competition, you can offer something that they don't.
Make your MLS photos stand out from the others. If your photos convey space, value and a house that has been well maintained and cared for, they will attract potential buyers.

If you are informed and prepared, offer your target buyer what they are looking for, and make the best impression, you will be the winner.
