Inspired by Susan Walters post about open houses, I'd like to share the results of the Open House I held yesterday in Alpharetta Georgia.
I don't have any Listings.
Why? Because I haven't been in the Real Estate business long enough to have acquired any Listings.
Not for lack of trying, mind you. It just hasn't happened yet.
But that doesn't mean that I don't sell houses - because I do!
I hold Open Houses for other agents in my office all the time.
My preference is to hold open Foreclosed Homes as they seem to attract more attention.
I do not expect the listing agent to market the Open House for me.
I do my own flyers and advertise for free in Craigslist.
Yesterday's Open House was also posted here in the Rain.
I choose to hold Open Houses in locations that require a minimum of signage. Yesterdays Open House required 3 signs. One in front of the subdivision that was on a well traveled road. A second sign directed visitors to turn right on the first street. The third sign was in front of the house. All 3 signs were dressed with 2 red balloons.
The house I held open yesterday is a very cute detached townhouse in Alpharetta Georgia
3 bedrooms - 2 1/2 bathrooms - 1 car garage - fenced backyard.
This house is not yet listed with our local Multiple Listing Service.
The bank is still going thru the appraisal process and we should be hearing from them in a week or so.
So, why, you might ask am I holding a house open that is not yet listed???
It's empty, it's bank owned, and it's available to be seen. So why not?
I have printed flyers and tax records for my guests to take with them. The tax records indicate what the house is assessed for (this one is assessed at $151,700), the square footage (1,80 sq. ft), the lot size and whether or not the property is in a flood zone among other information. I advise my guests that the information may or may not be correct.
I have one sheet of paper that lists the comps in the subdivision. I show this list to my visitors but it's the only copy I have so they can't take it with them. A bowl of individually wrapped sugar-free mints sits next to my sign-in sheets. I ask everyoneto sign in so that the bank will know that I'm marketing their property.
I had 15 visitors. Everyone loved the house. One man came back a second time with his wife.
The fact that it was filthy, dusty, moldy, had ceiling damage and was just plain gross, did not phase them.
I'll be calling all of my visitors during the week.
I can only sell this house to one customer.
For the others, I'll send them listings and sell them one of those!
I love my job!
