Today I called Progressive Insurance, but not before spending 20 minutes on their site entering all my personal and public data to obtain both an auto & homeowners insurance policy. Our current providers rates went up, so naturally shopping around seemed like a good idea.
Progressive gave me an error message that said they couldn't provide me homeowners insurance because the value to rebuild my home far exceeded what the market current value was. In other words the information about my HOMES VALUE was preventing me from getting homeowners insurance!
My immediate response was to call Progressive. They quickly confirmed that they saw that my homes value was $213,000.00. In reality my homes value is about $255,000.00. A 40k skew. I asked how they reached this conclusion and they revealed that ZILLOW along with other sites were there primary source, including "public-records." Dare I assume they mean HCAD.org, our local taxing authority. In Houston, the Harris County Appraisal District is almost ALWAYS inaccurate with their assessed home values. As you would imagine, local tax assessors don't walk in houses to view improvements, upgrades or enhancements - and neither do companies like ZILLLOW, REALTOR.COM OR TRULLIA.
Texas is a non-disclosure state. This means that our home values are not a matter of public record and according to the National Association of REALTORS®, being a non-disclosure state does not preclude anyone from publishing sold information. It simply means we are not REQUIRED to put sold information in public records.
The Texas Disclosure always don't just apply to real estate either, they include things like expunction of criminal records.
Zillow isn't the only company to blame in my opinion. I think Progressive Insurance might consider a more realistic and practical evaluation model when it comes to immediately saying no to potential customers. Since this little snafu I've been approved with multiple other carriers; perhaps they use different methods to originate a homes value.
If you're in Texas you should rely on a live human being to help assess your homes value. A licensed REALTOR® or Appraiser will provide you accurate, detailed & realistic information. If you want a website to tinker around with for entertainment, then feel free to play on websites like Zillow and Truilia.
