Well, this week there were so many really great posts here in the rain by some of my fave bloggers as well as some newbie bloggers that I’ve recently come across. First and foremost, I just want to give a shout out to my fellow rainers for their gold star features that I was happy to "call the shot" on them.
Mommy, I'm Hot. Then Go Stand Behind The Fridge... by Jay Markanich
A Generation Of Insecurity In America's Children...Another Casualty Of the Housing Crisis by Karen Fiddler
Motivated, semi-motivated, or unmotivated seller? by Pacita Dimacali
ActiveRain MasterMinds: Tenant Occupied Short Sales by Chris Ann Cleland
These were excellent posts that had some really great comments, which is one of the best things I love about great posts. With some posts, the comments can actually be better than the post. Check them out.
Then there were some other equally great posts that I suggested but that the AR Gods must have missed this week when they were bestowing those little gold stars.
First there was Lloyd Binen with his post, Do We Have to Present All Offers?. I learned something from Lloyd that I had never heard before. While most listing agents find low-ball offers annoying and frustrating, here in CA, I had learned through (through my DRE testing and continuing education) that CA listing agents were required to submit all offers – period!
Apparently, that is not correct. There is a clause that indicates that CA listing agents are not required to submit “patently frivolous” offers. This begs the question, “what is a patently frivolous offer”? According to the CA DRE, only the seller can dictate what is a “patently frivolous” offer is. Hmmm…..
Then there was Success in the Rain. Doing Rentals Mike Cooper's way by newbie blogger, Maya Swamy. Maya illustrates how she took what she learned from a fellow rainers blog and took it a step further and eventually created additional business and another income source for herself.
In today’s economy, many of us (Realtors, agents, MLO, appraiser, etc…) need to be thinking out of the box in order to not only survive but to also be able to take our business to the next level. I’ve spoken to Maya many times now and I commend her for the many different ways that she has been able to keep her business flourishing. We could all learn from her and, of course, Mike Cooper too.
Next was a double shot from Connie Goodrich with her posts, Don't Tell Me How to Do My Work ... Said the Appraiser and When You See the Train Wreck Coming. Connie relays two different scenarios she recently had. The first was a rather unpleasant conversation with a pissy little appraiser who didn’t like Connie explaining the unique features of one of her listings. SERIOUSLY!!!
Yes, we all know that appraisers don’t like being told how to do their job but excuse me, informing you of some of the unique features of a property that add value is not telling you how to do your job! Good grief some appraisers need to get over themselves! Realtors are simply assisting you in doing your job better.
The second post was about how no matter how much we educate, inform and advise our clients on doing what is in their best interest, there are going to be some who will simply not listen to us. There will be those clients that are just #%!! bent on making mistakes and learning valuable lessons the hard way. Once we have done our duty, the final decisions are theirs and we must accept that – regardless of how bad the decisions are.
Lastly, there was I take the high road ------ by Lori Bowers. I liked this post simply because Lori outlines just a few of the things that I wish I saw more Realtors/agents doing (at least around here in Los Angeles & Ventura counties). Working in the real estate (as well as the mortgage industry) is extremely stressful and getting to the closing table is harder than ever.
Suffice it to say, for some, the high road can sometimes be hard to get to and when we do find our way there, it can be a little jammed up. However, as difficult as it may be at times, as professionals, it’s our duty and responsibility to serve our clients in an honest and ethical manner. This folks, will often require that we - take the high road!
As always, I love "calling the shots”. I’m pretty picky and selective about whom I suggest. I intentionally highlight my fave bloggers and then I look for new bloggers or bloggers that aren’t on the feature board every other day. Anyone can suggest all the popular bloggers but finding the hidden treasures and gems is so much better. I hope you check them out and enjoy them as much as I did.
