There is another property management firm in my office building.  Their office is on the second floor and their service people and vendors have to come to their office during normal office hours to get property keys for service calls.

I place hidden Sanzo dial keyboxes on my properties wihen they are first rented.  I can give service people the code and they can get in and return the key.

This also saves ME having to go to the office in case a resident gets locked out...I just give them the code.

Get off me!!Time. Mine is valuable. Is yours? One thing that agents struggle with is being in control of their time. How often have you popped out to show property at the last minute? Or had to cancel a personal event because one of your customer/clients needed to see you? What about the Buyer who can only look at properties every other Saturday from 4-7 pm? Do you work with them? I don't.

Here's a fact. There are NO real estate emergencies.

Here's another fact. You will NEVER be caught up. There will always be another call to make. Another website to update.

If you want to have lasting success in this business and avoid burn out you MUST get control of your time. Work by appointment only.

Don't let others dictate your schedule. Don't do same day appointments. Just let them go. It will save you a lot of aggravation in the long run. If people don't respect your time they will never respect the relationship. That's a fact.

Let folks know at first contact how you work and when you work. People will appreciate knowing these things up front. If your schedule doesn't fit with theirs then just let them go. We can't work with everybody.

Once you set boundaries with your time a funny thing will happen.....you'll start attracting people that will work within your time frames. And because of this you will be less stressed and you will become better at what you do.

Do you believe that? Well even if you don't it's still true. You just need to trust me on this one. Can you do that?

That's a great idea and a definite time saver for all involved.  I'm sure the tenants like it too when they inevitably get locked out.

How true. It is so hard to train yourself this way!! When someone calls and I am available, regardless, I go! Sometimes it becomes a sale and sometimes not but I can't resist the urge to find out! But it is true that with Realtors, people do not respect our time. I think that this is the only occupation that this happens. They wouldn't expect their banker or doctor or chldren's teacher to meet them on a Sunday afternoon with no notice. That is something to really think about! Thank you for helping me to regroup!

I agree with having boundaries. Drive by requests to see a listing should be accommodated if possible. Being too rigid is is as bad as having no boundaries. It depends on what you are doing at the time. Let calls go to voice mail if you are "off work". If the call means "money" call back.

Sounds easy for you, but what you are in essence doing is handing out the key to your resident's front door to a stranger who calls on the phone.  At least when the service people have to pick up a key in person you have the opportunity to check their ID, and you know when they have returned the key. Of course you can't know if they copied the key while it was in their possession. Once the service people have the code they can come back anytime and get the key, or they can give the code to someone else. My lawyer training makes me cringe at the potential liability. Mel

Melissa * You are incorrect. ONLY my APPROVED vendors have the code to the keyboxes.  I can count them on 1 hand and I know who they are.

The liability would be when a vendor with a property key LOOSES the key and the property has to be rekeyed at my expense.  That is more likely if the key has to be picked up at my office and returned.
