20 sold REO listings out of 63 sold Kauai MLS listings for the month of August 2011. This is 32%. This percentage is the largest we had in a long time. September Kauai REO sales should be high also and then we will have a drop in the percentage due to Act 48 or the Hawaii Foreclosure (non judicial) moratorium. I have recently begun seeing judicial foreclosure notices coming out in the Garden Island Newspaper. Buying at a judicial foreclosure sale is a lot safer than a non judicial foreclosure but please be aware there are issues in the purchase of a judicial foreclosure that may disappoint a prospective purchaser. Be sure you have your strategy down.
